We are seeking an experienced Senior Facilities Asset Manager to oversee the strategic and day-to-day management of a portfolio of commercial properties and service locations. This position will be responsible for maintaining facilities to high standards, controlling operating costs, improving property performance, managing capital improvement projects, and ensuring vendors and maintenance teams perform effectively.

The ideal candidate will have extensive experience managing commercial assets and facilities, with strong knowledge of major building systems including HVAC, roofing, mechanical, electrical, and elevator systems. This role requires a proactive leader who can manage both people and physical assets while working closely with contractors, vendors, project managers, estimators, and superintendents.

Responsibilities

  • Manage and improve asset management systems, including capital planning, budgeting, and preventive maintenance programs.
  • Maintain current property condition assessments and preventive maintenance plans.
  • Monitor property performance and operating costs to identify opportunities to improve Net Operating Income (NOI).
  • Track facility performance and provide regular reports to senior leadership.
  • Negotiate contracts and pricing with outside vendors and contractors.
  • Determine staffing, equipment, materials, and other resources needed for facilities and maintenance operations.
  • Manage facility-related projects from start to finish while maintaining established budgets.
  • Oversee facilities managers and coordinate with project managers, estimators, and superintendents.
  • Assist with project budgeting, cost control, and value engineering.
  • Ensure facilities, employees, and contractors comply with applicable health and safety standards.
  • Manage vendor performance, service agreements, maintenance contracts, and facility-related purchasing.
  • Support a diverse portfolio of commercial properties, including office, industrial, and retail locations.

Qualifications

  • Minimum 7-10+ years of asset management and/or facilities management experience required.
  • Experience managing a large portfolio of commercial properties strongly preferred.
  • Strong understanding of building systems, including HVAC, roofing, electrical, mechanical, and elevator systems.
  • Knowledge of construction methods, procedures, and building maintenance best practices.
  • Experience managing vendors, contractors, maintenance teams, and service agreements.
  • Experience with capital planning, budgeting, preventive maintenance, and operating cost management.
  • Proficiency with CMMS systems such as Yardi, FMX, or similar platforms.
  • Proficiency with Microsoft Office, particularly Excel.
  • Strong contract negotiation and vendor management skills.
  • Excellent organizational, communication, and time-management abilities.
  • Strong leadership skills with the ability to manage internal teams and third-party contractors.
  • Willingness to travel approximately 2–5 days per month.
  • Bachelor's degree in Construction Management, Building Science, Architecture, Engineering, or a related field preferred.
  • Bilingual English/Spanish preferred, but not required.
