Construction Manager, Restaurant Development

Job Description:
The Construction Manager will serve as a key liaison between our franchisors, architects, general contractors, and corporate headquarters to ensure the successful development of new restaurants. This role is responsible for overseeing projects from design hand-off through to completion, ensuring projects are delivered efficiently, on schedule, and within budget. The ideal candidate will have experience managing multiple concurrent ground up quick-service restaurant (QSR) buildouts, with an emphasis on speed-to-market and standardized prototypical design implementation.
Essential Duties and Responsibilities:
Owner's Representation:
- Act as the primary point of contact and provide guidance to contractors throughout the entire construction lifecycle.
- Perform comprehensive site feasibility and due diligence, evaluating zoning regulations, building codes, and landlord requirements to inform project viability.
- Represent the company in public hearings and municipal meetings to secure all necessary project entitlements and permits.
- Work closely with real estate and legal teams to review lease letters of intent and other relevant documentation.
Project and Construction Management:
- Develop and manage detailed project schedules, including design, permitting, vendor delivery, and construction timelines.
- Oversee the general contractor bidding and selection process to ensure competitive and accurate pricing.
- Analyze and approve all project-related bids, contracts, and purchasing decisions.
- Conduct thorough reviews of construction documents, including blueprints, shop drawings, and submittals, to ensure accuracy and adherence to brand standards.
- Manage and coordinate all on-site activities with general contractors, subcontractors, and vendors, proactively identifying and resolving any conflicts to maintain project momentum.
- Lead weekly project meetings and provide comprehensive status reports to all stakeholders, covering schedules, budgets, and key milestones.
- Oversee the project closeout process, including punch list completion and the successful transition of the restaurant to the operations team.
- Serve as the liaison between construction teams and design professionals to address and resolve design-related issues in a timely manner.
Qualifications and Skills:
Experience:
- A minimum of 10 years of experience in construction project management, with ground up QSR experience required.
- Proven experience acting as an owner's representative, managing projects from conception to completion.
Education:
- Bachelor's degree in business, Construction Management, Architecture, Engineering, or a related field is required.
Technical Skills:
- Comprehensive knowledge of commercial construction trades, methodologies, and procedures.
- High proficiency in reading and interpreting all construction documents, including drawings, submittals, change orders, and RFIs.
- Proficiency with project management software (e.g., Smartsheet, Microsoft Project).
- Experience with PDF markup software such as Bluebeam, or similar platforms is preferred.

Working Conditions
- Ability to travel nationally up to 50% of the time.
- This position will require visits to active construction sites.
- This is a Dallas corporate office based position.
