Position Summary

The Facilities Maintenance Technician is responsible for performing preventive and corrective maintenance, completing work orders, coordinating vendors, and providing emergency response support across a diverse portfolio of residential and commercial properties. This hands-on role ensures buildings, systems, and grounds remain safe, functional, and well-maintained while delivering responsive and professional service to residents, tenants, and property stakeholders.


We are primarily seeking a full-time Facilities Maintenance Technician but are open to considering a part-time arrangement for the right candidate based on experience and availability.


The Facilities Maintenance Technician is a member of the Property Management team and reports to the Director of Facilities.

This role is well-suited to someone who enjoys solving problems, can work independently, communicates professionally with residents and tenants, and understands the importance of maintaining high standards across a diverse property portfolio. Good judgment, responsiveness, and a willingness to pitch in where needed are essential.


Key Responsibilities

  • Complete assigned work orders accurately and on schedule, documenting findings, parts used, labor time, and resolution status in the work-order management system.
  • Perform routine preventive maintenance and repairs on building systems including HVAC, plumbing, electrical, carpentry, appliances, doors/hardware, lighting, and general building components in both residential units and commercial spaces.
  • Diagnose and resolve maintenance issues efficiently; escalate complex or specialized repairs as needed.
  • Coordinate and oversee external vendors and contractors for specialized services (e.g., elevators, fire/life safety, major HVAC, roofing, pest control), ensuring quality work, proper documentation, and adherence to schedules and budgets.
  • Respond to after-hour emergency calls; assess situations, perform temporary or permanent repairs when safe and feasible, and coordinate additional resources as required to restore safe occupancy or operations.
  • Conduct regular property inspections to identify maintenance needs, safety hazards, and opportunities for preventive action.
  • Maintain accurate records of work performed, inventory of commonly used parts and supplies, and equipment condition.
  • Ensure compliance with applicable building codes, safety regulations, company policies, and manufacturer guidelines.
  • Communicate clearly and professionally with residents, tenants, property managers, and team members regarding work status, timelines, and access needs. Exercise appropriate discretion and respect for privacy when working in occupied residential units and commercial spaces.
  • Support seasonal and special projects such as unit turnovers, common-area improvements, and weather-related preparations.
  • Maintain a clean, organized, and safe work environment, including proper use and care of tools, equipment, and company vehicles.


Qualifications & Requirements

  • High school diploma or equivalent; technical training or trade certification preferred.
  • Proven experience in facilities, building, or general maintenance (residential and/or commercial preferred).
  • Working knowledge of HVAC, plumbing, electrical, and general carpentry systems; ability to troubleshoot and perform basic to intermediate repairs.
  • Ability to read and interpret work orders, technical manuals, and basic blueprints/schematics.
  • Valid driver’s license and clean driving record; ability to travel between properties.
  • Availability for after-hours on-call emergency response as part of a rotating on-call schedule.
  • Strong organizational skills, attention to detail, and ability to prioritize multiple work orders.
  • Effective verbal and written communication skills.
  • Comfort using smartphones, email, and mobile work-order or property-management applications.
  • Professional, service-oriented approach when interacting with residents, tenants, vendors, and colleagues.
  • Ability to work independently and as part of a team.
  • Physical ability to lift up to 50 lbs., climb ladders, work in confined spaces, and perform tasks requiring standing, bending, kneeling, and reaching for extended periods.


Preferred Qualifications

  • Experience with computerized maintenance management systems (CMMS) or work-order software; Yardi experience preferred.
  • Knowledge of local building codes and safety regulations.
  • OSHA 10 certification.
  • Relevant trade certifications or licenses, including HVAC, electrical, plumbing, or EPA 608 certification, are a plus.


Working Conditions

Work is performed both indoors and outdoors in varying weather conditions. The role involves exposure to dust, noise, chemicals, and mechanical equipment. After-hours emergency response is required on a rotating schedule.
