Reports to: Maintenance Supervisor

Works with: On-site team, Regional and Corporate staff, residents, prospects, and vendors
Role Overview
This role plays a key part in creating a well-maintained, welcoming living environment for our residents. You’ll complete day-to-day maintenance requests in occupied homes and handle all make-ready work to ensure vacant units are prepared for new move-ins. You’ll also support common areas, property exteriors, and seasonal or preventative maintenance needs.
Key Responsibilities
Resident Service & Work Orders

Pick up and prioritize daily service requests.

Complete maintenance in occupied units based on work orders.

Identify and address small issues proactively; escalate larger concerns to the Maintenance Supervisor.

Document all work completed and time spent in each unit.

Leave the apartment clean and tidy after work is completed (never use resident belongings for cleanup).
Make-Ready / Turnover Maintenance

Inspect and test appliances, fixtures, plumbing, hardware, blinds, flooring, and walls in vacant units.

Make necessary repairs to ensure units are move-in ready.

Communicate with the Property Manager regarding any repairs requiring outside vendors or major replacements.
Property & Facility Maintenance

Perform upkeep and repairs in shared spaces such as leasing office, amenities, and model units.

Support exterior maintenance, including grounds, building exteriors, and pools.

Coordinate with approved vendors when needed.
Preventative & Seasonal Maintenance

Follow and maintain schedules for recurring and preventative maintenance tasks.

Examples include: boiler cleanings (twice annually), monthly photocell checks, and quarterly HVAC filter changes.
Inventory & Supplies

Track and maintain adequate stock of maintenance supplies.

Purchase supplies or request purchasing approval as needed.
Professional Conduct

Wear company ID while on duty.

Maintain a courteous and professional attitude with residents and coworkers.

Discuss concerns constructively and never in front of residents.
Skills & Qualifications

Ability to read and follow written instructions.

General knowledge of apartment maintenance and repairs.

Experience with appliance troubleshooting and light carpentry, plumbing, and electrical work.

Awareness of safety standards and willingness to use required protective equipment.

Reliable, steady work habits and the ability to meet deadlines.

Flexibility to work occasional after-hours or weekend emergencies.
Work Environment & Physical Requirements
This is an active, hands-on role. You’ll regularly walk the property, climb ladders, lift and carry heavy items, and work both indoors and outdoors in varying weather conditions. Work may involve:
