Job Description
The Security Manager will be responsible for the safety and welfare of the residents and guests of Heather Gardens, the protection of their property, and the enforcement of the covenants.
Relationships
1. Reports directly to the General Manager (GM).
2. Coordinates with Department Managers and Boards.
3. Directly supervises the Security Officers assigned to the Department.
4. Customers: Residents and Employees of Heather Gardens.
Primary Duties and Responsibilities
1. Supervises the performance of security personnel for Heather Gardens.
2. Responds to accidents and other serious or sensitive incidents and assumes command until the arrival of the local police agency or emergency medical personnel.
3. Administers first aid and CPR as needed in the performance of assigned duties.
4. Monitors and responds to radio/telephone calls to provide assistance to residents, the local fire department, and the police.
5. Supervises the security of resident keys stored in the Security Office.
6. Provides security education at building meetings as requested.
7. Reads and approves accident, offense, investigation, arrest, and activity log reports, as well as other administrative forms and paperwork required by the department.
8. Prepares reports on incidents, testifies in court, and evaluates the work of
Security Officers.
9. Assists the GM in the investigation of HG covenant violations, rules, and regulations.
and in follow-up of such enforcement.
10. Instructs a new employee in department policies, procedures, and techniques.
11. Coordinates with City, County, and State law enforcement officials on police related activities within the HG community.
12. Due to the nature of this position, interacting with staff and residents, as well as overseeing key front desk staff, remote work is not possible for this position. In-office attendance is required.
13. Oversee the installation and maintenance of security systems, including surveillance and access controls.
Secondary Responsibilities:
14. Responsible for the safety training of HGA supervisors to prepare them for the training of their employees.
15. Responsible for writing and keeping current the HGA Safety Manual, the HGA Hazardous Materials Safety Manual, and the master copy of the Materials Safety Data Sheets (MSDS).
16. Monitors the accident prevention/loss control reports and reviews accident reports with supervisors for follow-up and evaluation.
17. Spot checks work areas for safety violations and corrections.
18. Coordinates the overall Safety Program with the GM, Human Resources Manager, - supervisors, and employees.
19. Performs other duties as assigned.
Essential Competence
1. Thorough knowledge of modern law enforcement, security, and safety principles, procedures, and techniques.
2. Thorough knowledge of applicable laws and ordinances.
3. Working knowledge of city geography and HG community property.
4. Skill in the use of firearms and operation of police-equipped vehicles.
5. Ability to supervise, train, and motivate employees.
6. Ability to react effectively in emergency and stressful situations.
7. Ability to communicate effectively, verbally and in writing.
8. Must be able to work independently with little or no supervision.
9. Ability to establish and maintain harmonious relationships with employees, residents, and other agencies.
Education/Experience:
1. Graduated from a four-year accredited college or possess equivalent work experience.
2. Five years’ experience in the law enforcement/security career field.
3. Completion of either a certified Peace Officers Training Academy or course work equivalent to police academy standards.
Physical Requirements:
1. Must be able to lift a minimum of 100 lbs.
2. Must be able to climb stairs and/or ladders.
3. Must be able to operate a motor vehicle.
4. Must have normal sight and hearing. Corrective lenses and hearing aids are acceptable.
5. Must pass Background and drug-screening tests.
