We are seeking an experienced Lead Maintenance Technician who can combine strong hands-on technical abilities with leadership skills to help organize and oversee the daily maintenance operation of the property.

Role Description

The Lead Maintenance Technician is responsible for helping lead the day-to-day maintenance activities of the assigned property or properties while remaining actively involved in hands-on maintenance work.

This position serves as the working lead for the maintenance team and assists management with prioritizing work orders, coordinating apartment turns, assigning daily work, inspecting completed work, maintaining property standards, and identifying maintenance issues before they become larger or more costly problems.

The Lead Maintenance Technician is expected to demonstrate professionalism, good judgment, strong troubleshooting ability, and a sense of urgency when addressing resident concerns and property maintenance needs.

Key Responsibilities

  • Provide daily direction and support to maintenance technicians and other assigned maintenance personnel.
  • Review, prioritize, assign, and follow up on maintenance work orders.
  • Ensure emergency and urgent work orders receive immediate attention.
  • Monitor aging work orders and help maintain acceptable work-order completion times.
  • Perform hands-on repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, flooring, locks, doors, windows, and general building maintenance.
  • Diagnose maintenance problems and determine appropriate repair methods, materials, and labor requirements.
  • Coordinate and perform apartment turnover and rent-ready work.
  • Inspect vacant apartments and develop repair and material requirements for each turn.
  • Help ensure vacant units are completed according to established schedules and company rent-ready standards.
  • Conduct quality-control inspections of completed maintenance and unit-turn work.
  • Assist with preventative maintenance programs and scheduled property inspections.
  • Inspect building systems, common areas, mechanical rooms, grounds, and equipment for maintenance or safety concerns.
  • Identify recurring maintenance problems and recommend long-term corrective solutions.
  • Assist with ordering and controlling maintenance supplies, parts, tools, and equipment.
  • Maintain organized maintenance shops, storage areas, mechanical rooms, and inventory.
  • Coordinate with outside contractors and vendors when specialized services are required.
  • Verify contractor work has been completed according to the approved scope and acceptable quality standards.
  • Maintain accurate work-order notes, labor information, material usage, photographs, and other required documentation in the company's property-management system.
  • Communicate professionally with residents regarding maintenance concerns, scheduling, access, and completed repairs.
  • Follow company policies, standard operating procedures, OSHA requirements, and applicable safety practices.
  • Participate in the property's emergency/on-call rotation as required.
  • Assist management with training and developing maintenance technicians.
  • Report significant property conditions, safety concerns, code issues, equipment failures, and potential capital needs to management.
  • Support snow removal, grounds maintenance, emergency response, inspections, and other property operations as needed.

Leadership Expectations

The Lead Maintenance Technician is expected to function as a working leader, not simply a supervisor.

  • Balance emergency repairs, resident work orders, preventative maintenance, and vacant-unit turns.
  • Look for opportunities to reduce repeat work orders, unnecessary contractor expenses, material waste, and extended vacancy days.

Minimum Qualifications

  • High school diploma or GED required.
  • Minimum 3–5 years of multifamily, residential, commercial, or facilities maintenance experience preferred.
  • Previous lead technician, maintenance supervisor, or team-lead experience strongly preferred.
  • Demonstrated experience troubleshooting and completing general building repairs.
  • Working knowledge of basic electrical, plumbing, HVAC, carpentry, drywall, painting, appliance repair, and general property maintenance.
  • Ability to diagnose problems rather than simply replace parts.
  • Ability to read and understand work orders, equipment information, maintenance instructions, and basic technical documentation.
  • Ability to use smartphones, tablets, computers, email, and electronic work-order systems.
  • Valid driver's license and reliable transportation are required for the position.
  • Ability to participate in an on-call or emergency maintenance rotation when required.

Required Skills

Technical Skills: Strong troubleshooting and repair ability in plumbing, electrical, HVAC, appliances, carpentry, cabinet replacement, drywall, painting, tile work, doors, locks, hardware, and general building systems.

Leadership Skills: Ability to organize employees, assign work, establish priorities, provide training, inspect completed work, and maintain accountability.

Work-Order Management: Ability to distinguish emergency, urgent, routine, and low-priority maintenance requests and organize the team's workload accordingly.

Unit-Turn Management: Ability to inspect vacant units, identify required work, estimate materials, coordinate technicians and contractors, and deliver apartments that meet established rent-ready standards.

Problem Solving: Ability to identify the root cause of maintenance problems and select practical, cost-effective repair solutions.

Communication: Ability to communicate clearly and professionally with residents, coworkers, property managers, regional management, contractors, and vendors.

Organization: Ability to manage multiple priorities, maintain accurate documentation, track open work, and follow assignments through completion.

Quality Control: Strong attention to detail and willingness to inspect work to ensure repairs are safe, complete, professional, and performed correctly.

Physical Requirements

The position requires the ability to perform physical maintenance work throughout the workday, including:

  • Standing and walking for extended periods.
  • Climbing stairs and ladders.
  • Bending, kneeling, reaching, pushing, and pulling.
  • Working indoors and outdoors in varying weather conditions.
  • Working in mechanical spaces and other confined work areas when appropriate.
  • Safely using hand tools, power tools, ladders, and maintenance equipment.
  • Lifting and carrying materials, tools, appliances, and equipment within company-established safe lifting requirements.
