Read King is seeking a Senior Property Manager (Retail & Commercial) who shares the company’s core values of integrity, excellence, accountability, and innovation. As Senior Property Manager you will be responsible for all property management functions and will report directly to the Vice President of Property Management.
KEY RESPONSIBILITIES:
· Professionally represent Read King in all interactions and communications with tenants, owners, lenders, clients, vendors, and other Read King team members.
· Ensure compliance with Read King policies and procedures, management agreement requirements, and owner directives.
· Coordinate with leasing team, legal, property management, building engineers, and outside design consultants to produce and review tenant work letters and additional lease exhibits during the lease negotiation process.
· Oversee tenant interior and exterior projects.
· Assist the leasing team on site tours and technical walkthroughs, establishing a proficiency in each retail space’s mechanical systems and planned improvements.
· Monitor Tenant's construction progress and schedules to ensure timely completion and expedite rent commencement.
· Collect sign renderings from the tenant and send to the VP of Property Management for approval.
· Build and foster relationships through frequent in-person interactions with tenants, third-party clients, owners, and partners.
· Develop thoughtful annual property operating and capital expenditure budgets, track variances, and prepare annual operating expense reconciliations.
· Ensure timely collection of tenant receivables, including assessment of late fees, preparation of demand letters, and commencement of eviction proceedings as necessary.
· Complete regular property inspections to ensure that all properties are consistently safe, attractive, and well-maintained.
· Provide leasing personnel with regularly updated operating expense estimates for operating properties, proposed acquisitions, and projects under development.
· Bid, negotiate, and manage vendor contracts in compliance with contract procurement policies.
· Maintain good communications with third-party owners and the accounting team to ensure total contract compliance, including timely and accurate reporting.
· Ensure an effective after-hours reporting process with tenants related to emergency issues.
· Oversee tenant move-ins, ensuring that all required lease documentation is complete and properly filed; work closely with the Construction, Accounting, and Legal departments to ensure a smooth transition to Property Management.
· Oversee and coordinate all tenant move-outs, ensuring that all personal property is removed, and the lease space is restored to vacant space standards.
· Ensure that property operations are compliant with all applicable regulatory requirements.
· Regularly assess site security conditions and coordinate implementation of appropriate monitoring and/or patrol measures.
· Secure competitive bids for repairs and replacement work.
· Work closely with the Construction department for completion of any major capital repairs or projects such as roof replacement, parking lot repaving, or renovation.
· Coordinate the creation and implementation of property-level or tenant-specific marketing initiatives as required.
· Participate in industry trade organizations such as IREM, BOMA, and ICSC for professional development and networking.
REQUIREMENTS:
- A minimum of 5 years of property management experience.
- Excellent written and oral communications skills.
- Intermediate to advanced Excel proficiency.
- Proficiency with Yardi accounting software.
- A strong understanding of financial reports.
- Able to work independently with nominal supervision.
- Able to achieve long-term objectives while managing daily demands.
- Ability to multi-task and prioritize in a multi-faceted environment.
- Ability to effectively manage and motivate a team.
- A strong desire to grow as a CRE professional.
