The Leasing Consultant is a pivotal part of the team. They are the first impression of the customer service that will be provided by other team members and the first impression of the community as a whole. They will show available homes to prospective residents while be knowledgeable of the community and it's features.
Requirements:
Leasing Consultant May be referred to as Leasing Agent or Leasing Specialist General Job Functions •Stand and greet incoming guests, residents and prospects in a friendly and welcoming manner •Report to the Community Manager or to the Assistant Manager when the Community Manager is unavailable. •Assist the Community Manager and Assistant Manager with delegated tasks •Report emergencies or resident complaints to a manager •Make sure that models are ready for showing •Make sure that the reception area and office are inviting, welcoming, clean and smells pleasant. •Responding to guest cards, inquiries, LISA corresponded prospects including reviewing transcripts to fill in missing information •Respond to leasing related emails and voicemails •Closely monitor leads provided by online advertising, social media, through AppFolio •Know the occupancy goals of the community •Know the availability of properties that are vacant or are expected to be vacant •Know the features of the property including the amenities and interior features of the home •Perform Monthly Market Surveys •Demonstrate daily care for the physical asset by ensuring grounds, amenities, and offices are clean, free of debris, and immaculately maintained •Report maintenance requests and enter necessary work orders •Assist with processing applications and obtaining all information necessary for the Community Manager to assess applications for approval •Assist with distributing welcome packages for new move ins •Assist with preparing marketing flyers, folders, packets, etc .•Be available to work weekends and special events that may be held outside of normal working hours •Punctual attendance is an imperative job function to maintain a successful community •Employees must fulfill the performance standards of this position and comply with the policies, rules and procedures of, including those set out in in the Employee Handbook., Policy and Procedure Manual or otherwise communicated(verbally or written)•Knowledge of Fair Housing regulations and ensure that Fair Housing signage is properly displayed and that all staff are aware and trained in fair housing guidelines. •Can communicate efficiently, respectfully and professionally with residents, prospective residents, and team. •Proficient in computer programs used at the community, including but not limited to Microsoft Office, AppFolio, Paylocity, Microsoft Teams, Social Media platforms, electronic lock and smart features, eCourt Portal search
