The Groundskeeper maintains clean, safe, and attractive property grounds by performing daily cleaning, landscaping, and basic maintenance tasks across the community. This role supports the overall appearance and functionality of outdoor spaces, common areas, and amenities while assisting the maintenance team with minor repairs and apartment turnover preparation.

Responsibilities

  • Maintain the cleanliness and appearance of property grounds, including lawns, parking lots, sidewalks, breezeways, and common areas.
  • Pick up and properly dispose of litter, debris, and trash throughout the community on a regular basis.
  • Empty and clean trash receptacles and pet waste stations to ensure a clean and sanitary environment.
  • Perform landscaping duties such as mowing, edging, trimming, planting, watering, and weed control to keep outdoor areas well-groomed.
  • Remove leaves, snow, and ice from walkways and entrances as needed to maintain safe access for residents and visitors.
  • Clean community amenities, including clubhouses, fitness centers, pools, playgrounds, and laundry facilities, to maintain a welcoming appearance.
  • Assist with apartment turnover preparation by removing debris and performing basic cleaning tasks in vacant units.
  • Support the maintenance team by assisting with minor repairs and maintenance projects as needed.
  • Follow safety procedures and use tools and equipment properly while performing groundskeeping and maintenance tasks.
  • Communicate any observed maintenance issues, safety hazards, or property concerns to the appropriate team members.

Essential Skills

  • Hands-on experience with groundskeeping and landscaping tasks, including mowing, edging, trimming, planting, watering, and weed control.
  • Proficiency in trash removal and maintaining cleanliness across large outdoor and common areas.
  • Experience in facilities maintenance and building maintenance in a residential or similar environment.
  • Ability to assist with light electrical tasks as part of general maintenance support.
  • Capability to perform debris removal and basic cleaning for apartment turnover preparation.
  • Comfort working outdoors in various weather conditions while performing physical tasks such as lifting, bending, and walking for extended periods.
  • Strong attention to detail to maintain a neat, safe, and visually appealing property.
  • Ability to follow instructions, prioritize tasks, and work independently or as part of a maintenance team.
  • Reliability and punctuality to support a consistent daily schedule.

Additional Skills & Qualifications

  • Previous experience in facilities maintenance or building maintenance within a multifamily, commercial, or similar property setting.
  • Familiarity with basic maintenance tools and equipment used in groundskeeping and light building repairs.
  • Comfort assisting with minor repairs and projects under the guidance of maintenance staff.
  • Willingness to learn additional maintenance skills and take on new responsibilities over time.

Work Environment

This is an on-site role at a residential apartment community. The schedule follows a first shift, Monday through Friday, from 8:00 a.m. to 4:30 p.m. You will primarily work outdoors on the grounds and around building exteriors, as well as in common areas such as clubhouses, fitness centers, pools, playgrounds, and laundry facilities. The position involves regular physical activity, including walking, lifting, bending, and working in various weather conditions throughout the year. You will use standard groundskeeping and basic maintenance tools and equipment while collaborating closely with the maintenance team in a property management setting.

This is a Permanent position based out of Canandaigua, NY.

Pay and Benefits

The pay range for this position is $22.00 - $22.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
