About the Role
We are hiring an experienced Maintenance Supervisor to lead the maintenance operations at a busy apartment community in Spring Hill, FL. You’ll oversee the maintenance team, manage work orders and turns, and ensure the property is safe, well‐maintained, and operating efficiently.
If you’re a hands‐on leader with strong apartment maintenance and HVAC experience who enjoys coaching a team and solving problems, this role is a great fit.
Key Responsibilities

Lead and supervise the onsite maintenance team, including techs, make‐ready, and porters/grounds as assigned.

Prioritize, assign, and complete resident service requests for HVAC, plumbing, electrical, appliances, and general repairs.

Manage apartment turns to ensure vacant units are turned and rent‐ready on schedule.

Oversee preventative maintenance programs for building systems, equipment, and common areas.

Maintain inventory of parts and supplies; manage ordering and cost control.

Partner with the Property Manager on capital projects, vendor work, and safety/compliance items.

Ensure all work is completed safely and in compliance with codes, policies, and manufacturer guidelines.

Participate in on‐call rotation and respond to after‐hours emergencies as needed.

Help maintain overall curb appeal and physical condition of the community.
What We’re Looking For

Proven experience as a Lead Maintenance, Maintenance Supervisor, or senior Apartment Maintenance Technician.

Strong skills in HVAC, plumbing, electrical, appliances, and general building maintenance.

EPA certification preferred (Type I/II or Universal); CPO or pool experience is a plus.

Previous experience in multifamily/apartment communities strongly preferred.

Supervisory experience with the ability to assign work, train, and coach a team.

Reliable, organized, and able to manage multiple priorities in a fast‐paced environment.

Strong customer service skills and professional communication with residents and staff.
