Job Description

The Maintenance Specialist is responsible for asset management, including major projects and preventative maintenance at Aurora Military Housing on Joint Base Elmendorf Richardson.

They use expertise in HVAC, electrical, plumbing, carpentry, building construction, welding, masonry, and related trades to maintain and repair assets. This specialist role involves working independently, adapting tools and materials, and determining proper procedures. This employee will respond to maintenance needs as per department procedures and conduct business to attract and retain residents. Extensive experience in HVAC, electrical, plumbing, carpentry, and building construction is required.

The Maintenance Specialist may directly supervise up to five (5) employees; responsible for recruiting, training, coaching and recognition. This position requires daily interaction with potential residents, residents, vendors, and the Military.


Job Duties

  • Oversee, schedule, document and perform routine property and infrastructure inspections, identifying areas in need of long-term repairs or major projects.
  • Collaborate with the Project Manager and Maintenance Manager to plan and implement in-house projects on a systemic basis.
  • Install new equipment, appliances, fixtures, and parts; modify existing systems; perform remodeling.
  • Oversee and perform preventative maintenance on appliances, heating systems, fixtures, switches, and outlets, as well as completing preventative maintenance on HVAC, and boiler, water heater and air circulation systems.
  • Perform carpentry work in the renovation, alteration, and maintenance of buildings, floors, roofs, partitions, doors, windows, wooden fixtures, sheetrock, tiling, and other housing components and playground equipment.
  • Perform installation and plumbing work (such as cleaning stoppages and replacing fittings) on boilers, furnaces, water heaters, and pumps.
  • Supervise and mentor a team of maintenance technicians focusing on Preventative Maintenance and projects. Assign tasks, monitor performance, and provide training to ensure high-quality workmanship and safety compliance.
  • Collaborate with the Project Manager and Maintenance Manager to maintain and execute a robust training program on general and intermediate maintenance tasks.
  • Work in coordination with Yardi Administrator on maintenance updates and implement new processes and training.
  • Participate in an On-Call emergency schedule for evening, weekend and holiday coverage.
  • Maintain safe, organized, clean work areas and work vehicles.
  • Participate in work-safety programs.
  • Perform other related duties as assigned by the direct supervisor and/or Management.

Minimum Qualifications

  • High School diploma or equivalent
  • Five years prior maintenance experience or experience in related field required
  • Three years’ experience in one or more of the following trades: building construction, carpentry, electrical, HVAC, plumbing,
  • Excellent leadership, communication, and organizational skills.
  • Ability to work independently and willingness to learn
  • Advanced Certifications in HVAC, plumbing, carpentry, construction, project management, or facilities management preferred
  • Valid Alaska Driver’s License; possession of functional, insured vehicle.
  • Ability to be insured by company’s auto insurance.
  • Ability to obtain applicable safety, engineering, mechanical, and property-related certifications as deemed necessary.
  • Ability to obtain JBER access permit.

Tools and Equipment Used
Motor vehicles, hand tools, telephones, and photocopiers. Also, man lifts, backhoe, forklift, power tools, ladders, pumps, welder, electronic test equipment, gas powered tools, and power actuated hammer, table saws, and other tools used in the trades.

  • Must be able to climb stairs and ladders with potential heights exceeding 24’ or greater.
  • Special vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to focus. Adequate vision to operate vehicles and equipment in daylight and darkness.
  • The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 300 pounds (with assistance of a hand truck).

Supervision Exercised

The Maintenance Specialist directly supervises Maintenance Technicians (bargaining unit employees). Routinely provides direction, guidance, and training related to maintenance tasks.

Supervision Received

The Maintenance Specialist must possess the capability to work independently, under the supervision of the Project Manager, General Manager, and/or Corporate Office. This position reports directly to the Project Manager.
