POSITION SUMMARY
The Maintenance Technician (Facilities/HVAC) is responsible for the maintenance, troubleshooting, repair, and preventive maintenance of facility equipment, HVAC systems, utilities, and manufacturing support systems in a pharmaceutical manufacturing environment. This position supports cGMP operations while ensuring equipment reliability, safety, and regulatory compliance.
ESSENTIAL FUNCTIONS
HVAC & Utilities, Facilities Maintenance
- Perform preventive and corrective maintenance on HVAC systems, RTUs, AHUs, exhaust systems, chillers, boilers, VAVs, pumps, and associated controls.
- Troubleshoot mechanical, electrical, and control issues related to HVAC equipment.
- Monitor and maintain compressed air systems, purified water systems, steam generators, and utility equipment.
- Respond to facility and environmental alarms through EMS/BMS systems.
Facilities Maintenance
- Perform repairs involving plumbing, electrical, carpentry, and general building maintenance.
- Support facility improvement projects and equipment installations.
- Coordinate with contractors and vendors performing maintenance or repair work.
- Maintain facility equipment in a safe and operational condition.
Compliance & Documentation
- Complete work orders, PMs, and maintenance documentation in CMMS.
- Follow cGMP, FDA, OSHA, and company safety requirements.
- Assist with audits, inspections, deviations, CAPAs, and corrective actions as required.
- Maintain accurate maintenance records and calibration documentation.
Troubleshooting & Reliability
- Diagnose equipment failures and implement corrective actions.
- Participate in root cause investigations.
- Support continuous improvement and reliability initiatives.
- Minimize downtime through proactive maintenance practices.
QUALIFICATIONS
Education & Experience
- High School diploma or GED required
- Trade school, vocational training, or technical degree preferred.
- EPA Universal Certification preferred
- 3+ years of experience in HVAC and facility maintenance, preferably in a pharmaceutical, biotech, or manufacturing environment
- Experience with building management systems (BMS) and computerized maintenance management systems (CMMS) is a plus
- Experience with purified water systems and cleanroom environments.

- Ability to read and electrical schematics, schematics, P&IDs, and technical drawings.
- Strong troubleshooting and problem-solving skills
- Must be able to work in a regulated environment and follow safety and compliance guidelines
Physical Requirements
- Ability to lift up to 40-50 pounds.
- Ability to climb ladders and work on rooftops.
- Ability to work in mechanical rooms and manufacturing areas.
- Ability to wear required PPE.
Schedule Requirements
- Must be available for overtime as needed.
- Must be available for weekends and on-call support.
- Must be willing to support emergency facility issues outside normal working hours
