A well-established multifamily property management company is seeking an experienced Community Manager to lead one of its residential communities.


Location: Philadelphia, PA
Salary Range: $80-$85k + Bonus and Commissions


JOB SUMMARY
The Community Manager oversees the day-to-day operations of the community, including collections, lease administration, and resident communications. This role also ensures the property is properly maintained through regular inspections and close coordination with the maintenance team.


DUTIES AND RESPONSIBILITIES

  • Hire, supervise, train, and evaluate on-site staff
  • Prepare, process, and sign leases and community rules
  • Operate the property in full compliance with Fair Housing guidelines
  • Identify contractors, define scopes of work, and obtain bids
  • Oversee the maintenance program, including supervision, inspections, work order turnaround, and vacancy loss
  • Manage vendor invoices and accounts payable
  • Handle rent collection, receipting, and deposits using property management software
  • Write resident letters and prepare legal notices
  • Submit required reports and maintain records according to company policy
  • Schedule, review, sign, and submit employee payroll
  • Provide documentation, consult with counsel, and participate in legal proceedings, including evictions
  • Lead weekly staff meetings and additional meetings as needed
  • Monitor budgets daily
  • Prepare weekly and monthly owner reports and variance reports
  • Develop the annual budget with the Regional Manager and Maintenance Supervisor
  • Partner with the marketing team to create and implement plans that achieve budgeted occupancy
  • Complete additional projects as assigned by the Regional Manager or Director of Asset Management


As the Community Manager, you will be the main point of contact and the face of the community. You will work closely with vendors, staff, and senior leadership to drive the property's continued success. The ideal candidate relates well to people, multitasks effectively, and exercises sound judgment and discretion with residents, visitors, vendors, and staff. This role requires strong leadership in building both the community and the team.


QUALIFICATIONS

  • Minimum 3 years of property management experience
  • Previous supervisory experience
  • Proficiency with Microsoft Office and property management software
  • Knowledge of revenue management is a plus
  • Excellent problem-solving, multitasking, listening, and reasoning skills
  • Ability to empathize with residents and staff while enforcing community rules and policies
  • Working knowledge of federal, state, and local property management laws, including Fair Housing
  • Reliable transportation and a valid driver's license
