Porter/Grounds Keeper
Reports To: Service Manager and Property Manager
Employment Type: Full-Time | Non-Exempt
Schedule: 40 hours per week (weekends REQUIRED)

What You’ll Be Doing
You’ll be the backbone of our property’s curb appeal and cleanliness. Your work ensures residents feel proud of where they live and that future residents are excited to move in.
Key Responsibilities
Grounds & Exterior Maintenance:

Maintain attractive, clean, and safe outdoor spaces, including lawns, sidewalks, fitness centers, parking lots, and clubhouse areas

Pick up litter daily across the property and ensure common areas are spotless

Replace exterior lighting as needed and maintain fences and gates

Assist with the upkeep of equipment and supply inventory
Gardening & Landscape Care:

Water lawns, shrubs, and flowers as needed

Trim plants and trees, weed garden beds, and refresh mulch or soil

Assist with lawn seeding and seasonal landscaping improvements
Interior/Common Area Support:

Clean hallways, breezeways, laundry rooms, and the on-site management office

Help maintain the cleanliness and presentation of vacant units

Assist in emergency maintenance tasks when needed
Emergency Preparedness:

Know the locations of utility shutoffs, fire extinguishers, and hydrants

Follow emergency procedures and communicate urgent needs to supervisors
Who You Are
Qualifications:
-
Previous grounds or property maintenance experience preferred
-
High School diploma or GED preferred
-
Valid PA/NJ/FL Driver’s License required
-
Basic knowledge of Fair Housing Laws is a plus
