Title: Resident Transition Manager
Location: Kennewick, WA
Pay Range: $22–23/hour
This is not your typical property management role. As the Resident Transition Manager, you are the final checkpoint between a standard move and a great experience. You’ll lead inspections, oversee move-ins and move-outs, and ensure every unit meets a high standard before a resident walks through the door. If you’ve worked as a Maintenance Tech, Assistant Property Manager, or Leasing Agent and know your way around inspections, documentation, and resident interaction, this is a strong next step.
What You’ll Do

Oversee all move-in and move-out activity across the property

Conduct detailed unit inspections using 360 cameras and inspection software (Zinspector)

Identify damages, cleanliness issues, and turnover needs

Review and approve inspection reports, photos, and documentation for accuracy

Ensure all units meet quality standards before move-in

Coordinate move-in and move-out schedules and logistics

Walk residents through their unit and community features at move-in

Evaluate damage vs. normal wear and tear and finalize security deposit dispositions

Ensure documentation, charges, and decisions are accurate and compliant

Guide and support team members completing inspections and documentation

Coordinate with maintenance, housekeeping, and management on turnover timelines

Serve as the main point of contact for residents during transitions and set clear expectations
What We’re Looking For

2+ years in property management, maintenance, inspections, or similar
-
Strong eye for detail and ability to assess unit condition accurately
-
Comfortable using technology, inspection software, and photo documentation tools
-
Experience with move-outs, turnovers, or deposit charges is a plus
-
Professional, resident-focused communication style
-
Organized, accountable, and able to manage multiple units at once
