Job Title: Live-in Superintendent- Free apartment provided.

Location: Town of West New York, NJ

Reports to: Managers/On-site Property Manager

General Description/Purpose:

The role of the Superintendent is to perform building maintenance to residential properties, including preventative maintenance, apartment turnovers, daily work orders, and attending to various tenants' requests.

Work Schedule:

General hours are Monday-Friday, 8:30 am-5:30 pm. More than one location-Limited Emergency availability may be needed

Responsibilities

Painting/Plastering

Plumbing

Light Electrical

Sheet Rock repairs

Boiler maintainance

Carpentry

HVAC a plus

Appliance repair is a plus

Snow Removal/Salting (if needed).

Turnover of vacant units.

Maintenance and cleanliness of building grounds and common areas.

Maintaining inventory (garbage bags, bulbs, paint, etc.)

Ability to diagnose and communicate issues to management.

Work orders and time management.

Preferred Qualifications:

Minimum 3 years of building maintenance/contractor experience

HS Diploma or GED

Requires good communication skills, both verbal and written

Ability to Multitask

Ability to use computers for work order system

Must possess a high level of attention to detail, neatness, and accuracy

Owning their own set of tools is a plus.

Ability to speak English and preferably Spanish

Physical Requirements

Ability to lift up to 40 pounds daily without assistance; may lift to 100 pounds with or without assistance

Ability to bend, stretch, twist, or reach out with the body, arms, or legs to perform job tasks. This includes the ability to move throughout all areas of the building.

Must be physically capable of performing the duties of the position, including stooping, bending, squatting, stretching, and lifting to 25 pounds on a regular basis.

Ability to climb, work, and carry items up and down ladders.

Ability to lift, push, pull, or carry objects using hands, arms, back, abdominal muscles, shoulders, legs, or a combination of these muscle groups

Ability to wear all necessary personal protective equipment to perform job functions

Ability to see details (e.g. letters, numbers, codes, colors, symbols, marks, labels, signs, video displays, etc.) clearly to accomplish work tasks in a safe and efficient manner

Ability to read and understand the information presented orally and in writing

Compensation:

$40,000-$44,000 salary per year.

Free apartment with paid utilities.

Performance bonuses available.

Paid time off up to 18 days per year.

Schedule:

• 8-hour shift
• Monday to Friday
• On call

Experience:

• Repair and maintenance: 3 years (Required)

License/Certification:

• Driver's License (Required)
• Drug-free test.
• Letter of recommendation.
