Summary:
The Zenith Group is looking for a reliable maintenance technician to handle day-to-day operations and repairs at a multifamily property in Kansas City, Kansas. Primary responsibilities include cleaning communal areas, painting, electrical work, and carpentry. You should also resolve tenants' maintenance-related queries and complaints as they arise in collaboration with the on-site Property Manager.

Full-Time Shift: Monday - Friday, 8:00 am - 5:00 pm

Must be able to work on-call emergencies.

80 Hours of Paid Time Off (PTO) after 90 Days

Continuing Education Opportunities
Reports to: Property Manager
Responsibilities:
-
Receive daily work orders from the Maintenance Director and execute them in a timely fashion.

Accurately document work performed through ResMan, including parts and labor.

Conduct basic repairs to plumbing, electrical systems, appliances, and the unit interior.

Complete Work Orders assigned in ResMan within a timeline of 24- 48 hours when possible and communicate any delays with the Property Manager and Maintenance Supervisor.

Verify that water-related appliances in units are functioning properly when attending a service-related call.

Contact residents to confirm work order attendance and confirm when the work order is completed, either via a notice, in person, or by phone.

Escalate work orders to Lead Tech when they exceed 2 hours

Inform the Maintenance Supervisor of needed services and repairs.

Respond to on-call emergencies per the rotation schedule.

Stay current on all applicable safety standards.
Skills
-
Must have excellent communication skills and a friendly, courteous attitude toward residents and other employees.

Must be a team player and have the ability to train other maintenance personnel if required.

Must have a dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance and have a valid driver’s license.

Must provide own basic tools, or be willing to obtain the required hand tools pertinent to this position.

Must be able to manage multiple demands, be a critical thinker, and demonstrate an ability to follow up and follow through.

Must be proficient with technology, including the ability to use Google Suite and ResMan.

Extensive mobility and excellent physical condition. The ability to lift 100 lbs is necessary for installing and removing appliances. Ability to kneel, crouch, climb, crawl, etc.

Must be able to operate all necessary hand tools to make repairs to items in need of repair.

Tolerance to all extremes of hot and cold weather, as necessary.

Experience

Three (3) years of prior experience in Property Maintenance, Construction, Carpentry, HVAC, Electrical, or Plumbing.
