Position Summary
WSH Management is currently recruiting for a full-time, on-site Community Manager/Maintenance Technician for an affordable apartment community in Long Beach, CA. Reports to Regional Property Manager.
Community Manager/Maintenance Technician Job Description:
The Community Manager/Maintenance Technician is responsible for overseeing all day-to-day property operations while also performing hands-on maintenance duties. This hybrid role ensures both the administrative and physical aspects of the community are managed to the highest standard, maintaining property value and resident satisfaction.
Job Duties:
Property Management & Leasing

Maintain accurate resident records, rent rolls, and financial reports

Prepare annual budgets and ensure timely rent collection

Use Yardi to manage leasing workflows from application to move-in

Monitor leasing traffic, renewal data, and market competition

Ensure compliance with landlord/tenant law and affordable housing regulations

Lead emergency response for the community
Resident Engagement

Address resident concerns and requests promptly

Support resident retention through events, newsletters, and consistent communication

Participate in or coordinate resident social services or programs
Maintenance & Facilities Oversight

Conduct daily property inspections and schedule timely repairs

Manage apartment turnovers, including vendor coordination

Perform routine and emergency maintenance tasks (e.g., plumbing, electrical, HVAC, carpentry)

Implement a preventive maintenance program and safety protocols

Keep maintenance areas organized and tools in good condition
What We Offer:

Salary: $25.00 - $27.00 hourly

Full Time: 40 hours per week, with rotating on-call responsibilities

Qualifications:
-
Minimum 2 years experience in on-site property management or maintenance roles

Yardi Voyager experience strongly preferred

Strong written and verbal communication skills

Ability to diagnose and resolve maintenance issues (HVAC, electrical, plumbing, etc.)

Knowledge of OSHA standards and California landlord/tenant law

Proficient in Microsoft Office (Word, Excel, Outlook)

High School Diploma or equivalent required; some college preferred

Valid driver’s license, clean driving record, and vehicle insurance required

Must pass a background and drug screening (a conviction does not automatically disqualify employment)
