At Express, we’re looking for a hands-on leader to guide the daily operations of a manufactured housing community. You’ll be accountable for resident satisfaction, property performance, and financial results while ensuring the neighborhood stays safe, clean, and well cared for. You will collaborate closely with a District Manager, your on-site team, trusted vendors and contractors, and corporate support groups to meet property goals and deliver an outstanding resident experience.
A Day in the Life
Your morning starts by reviewing rent and delinquency reports, following up on payment plans, and approving invoices within budget. Midday, you’re greeting residents, resolving concerns, and lining up a community event. In the afternoon, you’re walking the grounds to ensure homes, amenities, and common spaces are pristine, scoping capital improvements, and coordinating contractors. You round out the day coaching team members, fine-tuning marketing and leasing activity, and submitting accurate financial and operational reports.
What You’ll Do
- Resident Relations: Deliver responsive service, resolve concerns, support retention programs, and organize community events.
- Rent Collection: Oversee payments, track delinquencies, handle deposits, and manage evictions while keeping precise records.
- Marketing & Leasing: Monitor the local market, promote available homes, process applications, and manage leases and renewals end-to-end.
- Expense Management: Maintain expenses within budget, verify completion and quality of work, and approve invoices.
- Property Appearance: Inspect regularly and ensure homes, grounds, amenities, and shared areas remain safe, clean, and well-maintained.
- Team Leadership: Hire, train, schedule, and supervise staff, fostering a culture of safety, professionalism, and accountability.
- Reporting & Records: Keep accurate financial, resident, maintenance, vendor, and property documentation and reporting.
- Capital Projects: Identify improvement opportunities, obtain bids, and coordinate major repairs and projects.
- Compliance: Enforce community rules and policies while ensuring adherence to applicable laws and regulations.
- Other Duties: Take on additional tasks and special projects as assigned.
What You’ll Bring
- 2+ years in property/community management, real estate, or a related field.
- Proven leadership, customer service, communication, and organizational strengths.
- Background in leasing, rent collection, budgeting, and day-to-day property operations.
- Ability to manage multiple priorities, problem-solve, and work independently.
- Proficiency with property management software and Microsoft Office.
- Familiarity with housing regulations and compliance (preferred).
