Position Overview
XL Pro Staffing & Consulting is seeking a dependable and experienced Facilities Maintenance Specialist to support the maintenance, repair, and overall condition of our offices and facilities.
This is a hands-on position for someone with broad experience in HVAC, electrical, plumbing, carpentry, and general handyman work. The ideal candidate will be able to independently assess maintenance needs, diagnose problems, complete routine repairs safely, and recognize when a licensed contractor or specialized vendor is required.
This position will primarily support XL Pro locations throughout the Dallas–Fort Worth area but will require travel to Houston and other out-of-state locations as needed. Some overnight, evening, weekend, and emergency work may be required.
Key Responsibilities
- Perform general maintenance and repairs at XL Pro offices and facilities.
- Inspect facilities, identify maintenance concerns, and determine appropriate solutions.
- Troubleshoot basic HVAC issues involving thermostats, filters, airflow, and routine maintenance.
- Complete minor plumbing repairs involving faucets, toilets, drains, fixtures, and leaks.
- Troubleshoot and complete basic electrical repairs within applicable licensing requirements.
- Perform drywall repair, painting, carpentry, furniture assembly, shelving installation, and other general handyman work.
- Repair and maintain doors, locks, ceiling tiles, lighting, office fixtures, and related building components.
- Assist with office openings, relocations, renovations, furniture placement, signage, and equipment installation.
- Develop and manage preventive maintenance schedules for company facilities.
- Prioritize maintenance requests based on urgency, safety, cost, and operational impact.
- Respond to urgent facility issues and help minimize disruptions to office operations.
- Determine whether work should be completed internally or assigned to a licensed contractor.
- Identify, evaluate, and coordinate outside contractors and service providers.
- Obtain and compare repair estimates and make recommendations to management.
- Monitor vendor performance and confirm that contracted work is completed properly.
- Help manage facilities-related costs and identify opportunities to reduce unnecessary repair expenses.
- Maintain tools, equipment, replacement parts, and facility supply inventory.
- Maintain organized records of inspections, repairs, expenses, receipts, warranties, and vendor information.
- Provide management with photographs, progress reports, cost estimates, and project updates.
- Follow all company safety procedures and applicable laws, codes, and licensing requirements.
- Travel to any XL Pro office or facility as business needs require.
- Perform other facilities-related duties and special projects as assigned.
Required Qualifications
- At least three years of experience in facilities maintenance, commercial building maintenance, property maintenance, construction, or a related field; five or more years preferred.
- Working knowledge of HVAC, electrical, plumbing, carpentry, drywall, painting, and general repairs.
- Ability to diagnose maintenance problems and develop practical, cost-effective solutions.
- Ability to work independently and exercise sound judgment when prioritizing assignments.
- Ability to manage multiple maintenance requests and projects across different locations.
- Understanding of when work requires a licensed contractor or specialized service provider.
- Experience communicating with and coordinating outside vendors and contractors.
- Valid driver’s license and an acceptable driving record.
- Willingness and ability to travel throughout DFW, to Houston, and occasionally out of state.
- Availability for occasional overnight travel, evening or weekend assignments, and emergency calls.
- Ability to communicate professionally with employees, managers, landlords, clients, and vendors.
- Basic computer and smartphone skills, including email, photographs, receipts, estimates, and maintenance documentation.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
Preferred Qualifications
- Experience maintaining multiple commercial offices or facilities.
- Experience managing preventive maintenance schedules and facility projects.
- Experience reviewing proposals, comparing estimates, and coordinating contractors.
- Experience supporting office moves, renovations, or new facility openings.
- HVAC training or EPA Section 608 certification.
- Electrical, plumbing, HVAC, OSHA, or other relevant trade certifications.
- Bilingual English and Spanish skills are helpful but not required.
Physical Requirements
- Ability to lift and carry up to 50 pounds regularly and heavier items with assistance.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined or elevated areas when necessary.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely perform physical maintenance and repair tasks.
- Ability to travel by vehicle or air and remain away from home overnight when required.
Travel and Scheduling
This is a full-time, salaried exempt position. The regular schedule will generally fall within normal business hours; however, the employee must be available to adjust their schedule based on facility needs, projects, emergencies, and travel requirements.
Travel will primarily involve XL Pro locations throughout the Dallas–Fort Worth area, with occasional trips to Houston and other out-of-state locations. Business-related transportation, lodging, and other approved travel expenses will be handled according to XL Pro policy.
Compensation
The starting salary for this position is $50,000 or more annually, depending on the candidate’s experience, certifications, licenses, and overall qualifications.
Scope of Work
The Facilities Maintenance Specialist will perform work within the scope of their training, qualifications, and applicable licensing requirements. Work requiring a licensed electrician, plumber, HVAC contractor, or other specialized professional will be referred to an appropriately qualified service provider.
