Lead and coordinate daily facilities maintenance activities within R&D laboratory environments, overseeing the operation, maintenance, and performance of critical systems.
Responsibilities
- Lead and coordinate daily facilities maintenance activities within R&D laboratory environments.
- Oversee the operation, maintenance, and performance of HVAC systems, boilers and chillers, hydronic systems, VAV systems, compressors and air dryers, laboratory exhaust and ventilation systems, and building infrastructure and utility systems.
- Plan, schedule, and execute preventive maintenance programs to maximize equipment reliability and minimize downtime.
- Coordinate and oversee corrective maintenance and emergency repairs.
- Review and approve installation, modification, and repair work involving ductwork, piping, HVAC equipment, and supporting infrastructure.
- Support startup, commissioning, and optimization of new mechanical equipment and systems.
- Monitor, troubleshoot, and optimize Building Management Systems (BMS) including platforms such as Automated Logic, Siemens, and Ignition.
- Conduct facility inspections to verify compliance with safety, operational, and regulatory requirements.
- Ensure laboratory environments meet performance standards for specialized ventilation, cleanroom systems, and critical utilities.
- Maintain compliance with all applicable codes, regulations, and safety standards.
- Supervise, mentor, and develop maintenance technicians and facility personnel.
- Provide technical guidance, training, and performance support.
- Foster a culture focused on safety, accountability, teamwork, and continuous improvement.
- Allocate resources and prioritize work orders to support changing operational needs.
- Manage third-party contractors and subcontractors performing maintenance, installation, and repair work.
- Ensure vendor work meets quality, safety, and project specifications.
- Support facility improvement projects, shutdowns, and infrastructure upgrades.
- Coordinate maintenance activities with cross-functional stakeholders to minimize operational impact.
Essential Skills
- Strong expertise in HVAC systems, mechanical equipment, and building infrastructure.
- Experience troubleshooting and supporting chillers, boilers, air handling systems, exhaust and ventilation systems, and hydronic systems.
- Working knowledge of Building Management Systems (BMS) such as Automated Logic, Siemens, or Ignition.
- Experience with CMMS platforms for preventive maintenance and work-order management.
- Understanding of applicable building codes, safety regulations, and industry standards.
- 7+ years of facilities maintenance, mechanical maintenance, or related experience.
- Minimum 3 years of supervisory, lead, or management experience.
- Experience supporting industrial, commercial, life sciences, pharmaceutical, manufacturing, or R&D facilities.
Additional Skills & Qualifications
- Associate degree in a technical discipline, trade school certification, or equivalent technical training preferred.
- Experience supporting R&D laboratories, cleanrooms, pharmaceutical environments, or facilities with specialized utility requirements.
- Familiarity with startup and commissioning of new equipment.
- Strong leadership, communication, and organizational abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Effective problem-solving and decision-making skills.
- Customer-service mindset with a focus on operational excellence.
- Flexibility to support operations at multiple Bay Area R&D locations, with Fremont serving as the primary home base.
- Occasional weekend work may be required to support facility shutdowns, capital projects, and critical maintenance activities.
- Participation in ongoing Environmental Health, Safety & Security (EHS&S) training is required.

Work Environment
Work onsite at the primary location in Fremont, occasionally traveling to other R&D sites. Join a team of 15 technicians, with the support of engineers. The work shift is from Sunday through Thursday, with start times between 2pm to 3pm. The work environment is dynamic, requiring flexibility to adapt to changing operational needs and occasional weekend work.

This is a Contract to Hire position based out of Fremont, CA.
Pay and Benefits
The pay range for this position is $48.00 - $48.00/hr.
