Job Title: Lead Maintenance Technician Wage Status: Hourly


Reports to: Property Manager



Job Summary:

Colonial Property Management’s Lead Maintenance Technician is responsible for the daily operation, maintenance, preventative maintenance, and general upkeep of their assigned portfolio. Duties included knowledge of plumbing, electrical, HVAC, life and safety, fire protection and all other building systems. This position will be highly customer focused, responsive and extremely reliable. Daily Operations require quick response to system and equipment failures. A wide variety of both internal and external relationships are involved in carrying out the duties of this position. Flexibility within this job description is required.

Duties & Responsibilities:

Personnel Supervision

1. Hire, train, coach/counsel and when necessary, terminate employees in accordance with company policy and under the direction of the Property Manager.

2. Train and be responsible for work performed by all personnel under their direction.

3. Establish daily personnel schedules and provide adequate coverage to meet the needs of the portfolio.

4. Ensure compliance of all Company personnel policies.

5. In conjunction with the property manager, conduct daily morning meetings to set priorities, discuss issues and direct on-site staff.

6. Meet with the property manager daily to prioritize workload and assign duties accordingly.

7. Ensure snow removal is handled in a timely manner and completed properly, within company guidelines.

8. Effective leadership of a large team of diverse individuals.

9. Hold a permanent spot in the Supervisor On-call rotation in conjunction with their regular on-call schedule.


General / Administrative

1. Coordinate efforts with subcontractors on projects to ensure proper completion within agreed upon timeline..

2. Ensure the monthly inventory control system for tools and supplies is accurately tracked and used by all members of the maintenance team.

3. Approve and monitor supply purchases

4. Accountable for key inventory in accordance with company standard operating procedures.

5. Place special orders as needed to obtain materials for remodels, upgrades and/or large turnovers in a timely manner.

6. Make educated recommendations on purchases and replacements of large expenditure items.

7. Research and suggest training initiatives


Procedural and Resident Relations

1. Ensure resident satisfaction through effective communication and quality rapport.

2. Oversee move-out process. Conduct apartment inspections with Property Manager in a thorough manner to ensure company guidelines are being met.

3. Ensure all maintenance repairs are handled in accordance with standard operating procedures.

4. Responsible for handling difficult customer interactions.

5. Be familiar with and/or develop & conform to all written standard operating procedures.

6. Follow and ensure compliance of all Fair Housing Laws.


Maintenance Work

1. Collaborate with property manager throughout each day to meet company portfolio objectives.

2. Physically inspect common areas, vacant apartments, and grounds to ensure excellent curb appeal is present.

3. Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions daily.

4. Perform maintenance requests and work orders as assigned.

5. Ensure snow removal equipment has been properly serviced and is in working condition before and throughout the winter season.

6. Accountable for all preventative maintenance work and corresponding reporting.

7. Maintain a safe and habitable work and living environment.

8. Ensure shop and maintenance areas are clean and organized; this includes supply and storage areas.

9. Maintain asset improvement project list as outlined in the standard operating procedures.

10. Manage seasonal projects throughout the portfolio

12. Perform all work assigned daily as it relates to electrical, plumbing, HVAC, locks, appliances, drywall, paint, carpentry and all other areas as assigned.


General / Administrative

10. Provide Daily Report to Property Manager, Director of Maintenance and Owners.

12. Perform other duties which may be required to ensure economic success of Colonial Property Management.



Physical Requirements and Working Environment

1. Ability to lift up to 75 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.

2. Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.

3. Valid Driver’s License and operable vehicle with insurance.

4. Available outside of business hours for on-call and snow related purposes.

5. Attendance is an imperative job function, with prompt daily arrival required.
