Job Description

Position Summary:

We are seeking a skilled and reliable Maintenance Superintendent to oversee and perform day-to-day maintenance operations at our apartment communities. This hands-on position is responsible for ensuring that the property is well-maintained, safe, and operating efficiently, while providing prompt and professional service to residents and staff.

Key Responsibilities:

Perform and oversee maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
Respond promptly to service requests and complete work orders in a timely and professional manner.
Conduct regular inspections of apartments, common areas, and building systems to identify and resolve issues.
Oversee unit turnovers including repairs, painting, cleaning, and coordination with contractors as needed.
Maintain accurate records of maintenance activities, supplies, and inventory.
Ensure all equipment and mechanical systems are in proper working order.
Monitor and manage vendor and contractor performance on-site.
Handle emergency maintenance issues and be available for on-call coverage as scheduled.
Comply with all safety regulations and procedures, including OSHA standards.
Assist with snow removal, groundskeeping, and general upkeep of the property’s exterior and common areas.

Qualifications:

2+ years of maintenance experience, preferably in residential property management.
Proven skills in electrical, plumbing, HVAC, and general building repair.
Ability to lift up to 50 lbs., climb ladders, and work in various environmental conditions.
Strong communication and customer service skills.
Self-motivated, organized, and able to manage multiple tasks.
Valid driver’s license and reliable transportation.
Must pass background and drug screening.
