JOB TITLE: Leasing Manager – Student Housing

JOB PURPOSE:
Responsible for managing all leasing and marketing efforts for the community. Oversees the leasing team and assists the Community Manager with the day-to-day operations of the leasing office.

PRIMARY DUTIES & RESPONSIBILITIES

Will also include any responsibilities specifically assigned by the immediate supervisor.

  • Assist the Community Manager with supervision, training, and performance of the leasing team, ensuring adherence to company standards

  • Support Leasing Consultants with apartment leasing, ensuring compliance with Fair Housing guidelines

  • Maintain accurate lease files and computer records for the community

  • Meet regularly with the Community Manager and Market Director to review leasing performance and address concerns

  • Oversee the lease renewal process, ensuring all residents are contacted in a timely manner

  • Conduct monthly market surveys and recommend pricing adjustments as needed

  • Ensure the leasing team meets deadlines and maintains performance standards

  • Maintain all social media outlets for the community with appropriate content and branding

  • Recommend and implement marketing strategies to achieve leasing goals

  • Perform administrative duties as assigned by the Community Manager

  • Actively support and learn the Community Manager’s responsibilities to serve as backup when needed

SPECIFIC RESPONSIBILITIES

Daily/Weekly

  • Email Management: Monitor and ensure timely follow-up on community emails and leads

  • Phone Monitoring: Train Leasing Consultants on proper phone etiquette and ensure voicemails are returned promptly

  • Prospect Handling: Train team on greeting, touring, and leasing to prospects; ensure consistent office coverage

  • Lease Review: Verify lease paperwork completed by Leasing Consultants and approve applicants who meet community rental criteria

  • Yardi Data Integrity: Oversee all leasing-related Yardi entries; ensure accuracy of data entered by Leasing Consultants

  • Lease Approvals/Renewals: Review and approve pending leases in Yardi and update renewal information accordingly

  • Marketing Execution: Plan and implement campus events, advertising, and promotions; maintain marketing calendar

  • Renewals: Maintain renewal tracking and delegate resident contact follow-up to Leasing Consultants

  • Goal Tracking: Update and maintain the community leasing goal board

  • Work Orders: Ensure all work orders are correctly entered in Yardi and follow-up callbacks are completed

  • Event Planning: Check in with staff to ensure timely execution of advertising and events

Monthly

Leasing/Marketing

  • Review leasing route, availability, and goals with Leasing Consultants; provide ongoing training

  • Conduct market surveys and maintain competitive intelligence; delegate occasionally to experienced team members

  • Coordinate print ads and advertising schedule; manage relationships with ad vendors

  • Audit Leasing Consultants’ notebooks and Yardi entries for follow-up compliance

  • Complete and manage monthly Leasing Consultant work schedules

  • Track all leasing activity and coordinate roommate matching with the leasing team

Resident and Promotional Events

  • Ensure office and event coverage through review of team schedules

  • Review and revise Promotion Summary Forms; ensure completion by deadlines

  • Confirm community website updates are completed in accordance with standards

  • Attend community events to support the team and ensure execution as planned

  • Oversee production and distribution of the community newsletter

  • Approve all social media posts before publication

Move-Out/Move-In

  • Roommate Matching: Collaborate with team and Community Manager to match residents to preferred roommates

  • Resident Communications: Assist with all resident and guarantor communication regarding move-in/move-out

  • Move-Out Process: Ensure proper administrative procedures are followed and staff is trained to handle resident inquiries

  • Move-In Packets: Oversee packet preparation and coordinate with staff

  • Inspection Forms: Organize and summarize move-in/move-out inspections for Community Manager and maintenance team

  • Audit: Conduct 100% lease file audit at least one month before move-in; complete Yardi audit one month after

  • Move-In Day Planning: Partner with Community Manager to coordinate check-in process, traffic flow, vendor fair, etc.

Ongoing

  • Train all team members on effective leasing and resident service techniques

  • Evaluate and adjust unit pricing based on market trends and budget goals

  • Oversee resident services and activities, including supervision of the leasing program

  • Support Community Manager in overall property operations and seek development opportunities to prepare for future advancement

QUALIFICATIONS

  • Strong reading, writing, and communication skills; able to present information clearly

  • Proficient in math including rent calculations, pro-rations, and occupancy metrics

  • Sound judgment, professionalism, and experience in leasing or property management

  • Strong leadership, customer service, and conflict-resolution skills

  • Able to lead, train, and motivate a team effectively

  • Detail-oriented, organized, and able to prioritize

  • Able to work under pressure, maintain confidentiality, and accept feedback

  • Flexible to work weekends or overtime as needed

EDUCATION & EXPERIENCE REQUIREMENTS

  • Bachelor’s degree (preferred), or 1–2 years of related experience/training, or equivalent combination

PREFERRED TECHNICAL SKILLS

  • Proficient in Microsoft Word, Excel, and Entrata
