Property Maintenance Technician
Reports To: Service Manager
Employment Type: Full-Time | Non-Exempt
Schedule: 40 hours per week, as assigned. **On-call rotation required, including nights and weekends. Snow removal responsibilities are required.**

As a Property Maintenance Technician, you’ll play a critical role in creating a clean, safe, and welcoming environment for our residents. What You’ll Do
As a key player on our maintenance team, you’ll float across multiple properties, providing high-quality service and reliable support. Your day-to-day will involve everything from routine repairs to emergency responses, helping us maintain our commitment to excellence at every location.
Core Responsibilities
Corrective Maintenance:

Respond to and complete resident service requests with professionalism and efficiency

Prepare vacant units for occupancy with close attention to detail

Handle a wide range of building repairs without reliance on outside vendors unless directed
Preventive Maintenance:

Conduct regular inspections of buildings, systems, and grounds

Address issues with plumbing, lighting, HVAC, and structural elements before they become costly problems

Work with the Service Manager to maintain and improve preventive maintenance protocols
Emergency Maintenance:

Be available for after-hours and on-call duties as scheduled

Know emergency shut-offs and response procedures

Follow all company protocols in handling urgent issues affecting safety and habitability
General Operations:

Maintain and track inventory of tools and equipment

Support special projects and assist across departments as needed

Keep maintenance areas organized, clean, and OSHA-compliant
Who You Are
Qualifications:
-
Minimum 1 year of experience in property or facilities maintenance (residential or commercial)

High school diploma or equivalent preferred
-
HVAC/CFC certification required
-
Valid PA/NJ/FL driver’s license
-
Familiarity with Fair Housing laws
-
Own and maintain a standard set of hand tools
Technical Skills:

Strong general knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair

Comfortable using standard maintenance tools and following OSHA safety standards

Able to read and interpret service manuals, maintenance records, and property layouts
Physical Requirements

Able to lift 50 pounds and perform physical tasks, including walking, bending, climbing, kneeling, and working outdoors in all weather conditions

Comfortable working at heights and in confined spaces

Willing and able to shovel snow, plow, and operate related machinery when needed
