StoneRidge at Conway is seeking an experienced Community Manager to oversee the day-to-day operations of our apartment community in Conway, Arkansas.

The Community Manager is responsible for the overall performance and operation of the property, including leasing, resident relations, collections, budgeting, maintenance oversight, staff leadership, vendor management, and compliance. We are looking for an experienced multifamily professional who can take ownership of the community, lead a successful team, and ensure property goals and objectives are achieved.

Key Responsibilities

As the Community Manager, you will:

  • Manage the day-to-day operations and overall performance of the apartment community.
  • Market and lease available apartments in full compliance with Fair Housing laws.
  • Pre-lease units and maintain an active waitlist of prospective residents.
  • Screen and qualify prospective residents.
  • Build positive resident relationships while providing a high level of customer service.
  • Collect and deposit rent, late fees, deposits, and other payments.
  • Maintain accurate records in OneSite, including traffic, applications, leases, notices, work orders, and other property documentation.
  • Oversee vacant apartment preparation and renovation projects to ensure units are ready for new residents.
  • Maintain organized and comprehensive resident and unit files.
  • Supervise maintenance staff and ensure service requests, preventative maintenance, and ordinary repairs are completed appropriately.
  • Oversee the cleanliness and overall appearance of buildings, grounds, and common areas.
  • Obtain bids, negotiate service contracts, and manage vendor relationships.
  • Procure necessary property and maintenance supplies while monitoring expenses.
  • Manage property expenditures in accordance with the approved budget.
  • Monitor leasing, occupancy, renewals, collections, and overall property performance.
  • Provide regular property updates and recommended strategies to the Regional Director.
  • Respond to resident concerns and complaints in a timely, professional, and courteous manner.
  • Consistently enforce community rules, policies, and procedures.
  • Perform additional duties and responsibilities as assigned.

Qualifications

This is an experienced-level property management position. Qualified candidates should have:

  • Minimum 2 years of multifamily property management experience.
  • Minimum 1 year of management/supervisory experience.
  • Proven success with apartment leasing and resident renewals.
  • LIHTC experience preferred.
  • OneSite experience preferred.
  • Strong Microsoft Office and property management software skills.
  • Experience supervising employees and working with vendors and contractors.
  • Knowledge of property budgeting, collections, leasing, resident relations, and maintenance operations.
  • Excellent problem-solving, multitasking, and organizational skills.
  • Ability to provide excellent resident service while consistently enforcing community policies.
  • Strong written and verbal communication skills.
  • Ability to communicate professionally with residents, employees, vendors, government officials, and the general public.
  • Ability to work effectively with others while providing strong leadership and accountability.
