Job Title: Maintenance Technician


Reports To: Maintenance Supervisor

FLSA Status: Non-Exempt


Summary: To be responsible, under the direction of the Community Manager and/or Maintenance Supervisor, for the overall maintenance and care of the grounds, facilities and equipment in the apartment buildings, the parking areas and common areassotheyalways stay clean, maintained and orderly.


Essential Duties and Responsibilities include the following: Other duties may be assigned


  1. Inspectfacilitiesandequipmenttodetermineneedandextentofservice,equipment required, and type and number of operation and maintenance personnel needed.
  2. Completedutiessuchasmaintenance,repair,orrenovationandobtainsbids for additional work from outside contractors upon direction from management
  3. May assist incontractedprojectstoverifyadherenceto specifications
  4. Purchasebuildingandmaintenancesupplies,machinery,and equipment, as needed
  5. Assist Maintenance Supervisor in keeping in line with thedepartment budget
  6. Assist around the property any cleaning and upkeep, as needed
  7. Assist with unit turns, as directed
  8. Attend and participate in regular meetings and trainings, as assigned

Qualifications:


To perform this position successfully, an individual must be able to perform each essential duty satisfactorily.

  1. Experience - One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.
  2. Math Ability - Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals. Ability to perform these operations using units of American money and weight measurement, area, circumference, volume, and distance. Ability to apply concepts of basic algebra and
  3. Language Ability -Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the Listens and gets clarification.
  4. Reasoning Ability - Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations
  5. Work environment - The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of the job.
    1. Noise Level - Usually moderate
    2. Frequently exposed to outdoor weather conditions
    3. May be exposed to high precarious places and risk of electrical shock
    4. Must occasionally lift and/or move up to 50 pounds.
    5. Frequent to constant - Standing and walking
    6. Specific vision abilities required by this job include close vision and the ability to adjust focus.
    7. Frequently required to sit, stand, and walk, including on varied terrain and up and down stairs. Ability to inspect properties and apartment units, in a variety of conditions, and in all manners of weather customary to the Pacific Northwest
    8. Occasionally required to reach with hands and arms and to stoop, kneel, crouch or crawl
