Job Title: Regional Lease-Up Manager
Department: Operations

Location: Corporate Office / Travel Required (50 to 75% of the time or as needed)
Position Summary
The Regional Lease-Up Manager is a strategic and operational leader responsible for launching and overseeing multiple new developments across a defined region, from construction through stabilization. This role acts as the bridge between development, construction, marketing, training, and on-site operations, ensuring that each community is delivered on time, leased effectively, and transitioned smoothly into long-term operations.
The Regional Lease-Up Manager leads cross-functional teams, develops standardized playbooks and KPIs, and drives scalable strategies to support Solidago’s continued growth. Success in this role is defined as achieving full lease-up within 30 days of the first unit becoming available and ensuring a successful handoff to stabilized operations.
Essential Responsibilities
Pre-Lease-Up Planning & Development Coordination
- Partner with Development, Architecture, and Construction teams to understand product type, delivery timelines, and resident demographics.
- Coordinate with the Procurement and Facilities teams to ensure site readiness, FF&E delivery, signage, and utilities are executed per schedule.
- Establish critical lease-up milestones, from temporary COs to first move-ins, and track progress across departments.
- Lead the creation of comprehensive lease-up budgets, in collaboration with Asset Management and Development, to ensure accurate forecasting of staffing, marketing, operational readiness, and turnover costs.
Lease-Up Execution
- Oversee all aspects of lease-up performance, including leasing velocity, occupancy targets, and pre-leasing efforts.
- Develop and enforce standardized lease-up checklists, workflows, and communications tools across departments.
- Collaborate with Marketing to launch integrated campaigns, signage, digital presence, and outreach aligned with community goals.
- Build and lead a mobile lease-up team when applicable, deploying experienced team members to accelerate leasing performance.
Operational Turnover & Stabilization
- Coordinate seamless transitions from lease-up to stabilized operations, including budget handoffs, staffing conversions, and training.
- Monitor community performance post-stabilization to identify risks or gaps in execution.
- Ensure that online leasing, compliance workflows, and RealPage systems are configured prior to the first applicant.
Team Leadership & Strategy
- Lead cross-departmental kickoff and weekly lease-up calls with internal stakeholders.
- Mentor and guide regional and on-site teams during pre-opening, lease-up, and handoff periods.
- Partner with Learning & Development to provide just-in-time training for site teams prior to opening.
- Leverage lease-up data and market analytics to adjust leasing strategies in real time and inform future developments.
- Identify operational, market, or staffing risks early in the lease-up and implement contingency plans to maintain leasing velocity.
Qualifications
- Minimum 7 years of experience in multifamily property management, with at least 3 years in lease-up or new development oversight.
- Proven track record of managing multiple lease-up projects across diverse markets and asset types.
- Deep understanding of marketing, leasing metrics, and systems platforms such as RealPage, Entrata, Knock, or similar.
- Strong organizational, cross-functional leadership, and communication skills.
- Willingness to travel to new lease-up locations regularly.
Preferred Attributes
- Experience in affordable housing (LIHTC, RAD, or mixed income preferred).
- Familiarity with construction timelines, permitting, and operations handoffs.
- Strategic thinker with a roll-up-your-sleeves mindset.
- Ability to lead with data, drive urgency, and influence outcomes across departments.
