Position Description

The Construction Manager serves a mission-critical role at Overland Group by bridging the efforts of the development and construction teams. Acting as an Owner’s Representative, the Construction Manager ensures alignment of development goals with construction execution. This position reports to the Director of Development. This individual oversees construction from pre-construction through closeout, focusing on project schedule, budget, quality, and communication between stakeholders. This position requires a high level of technical expertise, proactive communication, and leadership to deliver successful projects. The Construction Manager is expected to champion Overland Group’s core values of integrity, grit, proactivity, accountability, team-player, and innovation.


Responsibilities

Pre-Construction & Planning

  • Partner closely with Development Managers during the design and pre-construction phases to ensure constructability, schedule feasibility, and budget alignment.
  • Assist in value engineering and scope refinement.
  • Lead contractor bidding processes when applicable.
  • Coordinate early-stage permitting and utility processes with consultants and municipalities.


Construction Oversight

  • Act as the primary owner’s representative during construction.
  • Monitor contractor and subcontractor performance against schedule and contract terms.
  • Manage weekly construction meetings and site visits.
  • Track construction progress and produce regular reporting for internal and external stakeholders.
  • Lead the resolution of field issues and work with consultants and developers to mitigate delays and cost overruns.
  • Review and recommend approval of change orders, RFIs, and pay applications.


Construction Management

  • Interface daily with the Development Manager to ensure delivery of project goals.
  • Coordinate with architects, engineers, city officials, and consultants throughout construction.
  • Monitor compliance with drawings, specifications, and contracts.
  • Ensure punch list completion, quality control, and turnover coordination with asset management.
  • Assist in transition to operations or leasing teams upon construction completion.


Qualifications

  • 5+ years of experience in construction management or general contracting, with direct experience managing multifamily, hospitality, or commercial construction.
  • Proven track record of full-cycle construction oversight on ground-up developments.
  • Bachelor’s degree in construction management, engineering, architecture, or related field required.
  • Strong understanding of construction contracts, scheduling software, permitting, and budgeting.
  • Excellent communication and collaboration skills.
  • High level of initiative and ability to anticipate problems and act proactively.
  • Strong proficiency with Sage CM, Procore, Microsoft Project, and/or other project management platforms preferred.
  • Ability to travel to project sites in Utah and Arizona on a regular basis.
