POSITION SUMMARY:
As a Manager, Leasing at First Washington Realty you will be responsible for negotiating new leases, lease renewals, lease assignments and amendments for a given market in accordance with the shopping center strategy. Working under the guidance of the Senior Director, Leasing and the VP of Leasing, this role also participates in marketing efforts to minimize vacancies and improve tenant mix and maintains budgets. In addition, the successful candidate will conduct regular market tours in targeted trade areas, lead cold calling efforts, and actively prospect for new tenants to strengthen the overall merchandise mix and center values for First Washington Realty.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Identify new tenants and creates compelling reasons for the tenant to join the project, working closely with the Senior Director, Leasing and Asset Management. Regularly meets with tenants and brokers.
- Meet or exceed quarterly leasing goals within the approved budget and appraisal.
- Curate a merchandise mix that aligns with the business plan and strategy, collaborating with Asset Management to ensure alignment with overall property objectives.
- Work with Leasing, Asset Management, Construction and Legal teams to negotiate LOIs, leases and work letters.
- Represent the company to the brokerage and tenant community with a high degree of professionalism.
- Work with FWR’s internal Marketing team to create appropriate leasing and marketing plans for all portfolio properties including market rental/target rent process for all properties.
- Understand the tenant’s business model, sales projections, growth plans both digital and physical, and financial strength.
- Develop strategy and present options to mitigate risk and maximize returns on individual deal structures.
- Prepare Comparable Market Analysis as needed including quarterly market comps to understand the competitive development landscape.
- Collaborate with Property Management and Legal team members on correspondence and Tenant notices including evictions, end of term, renewal, violation, default, late payment and other issues, as required.
- Research and provide lease provision inquiries, as requested.
- Actively network to build new leads both internally and externally.
- Stay current on recent deal activity in the marketplace and tenant performance to assess rental rates and occupancy threshold communicating key insights to the Senior Director and VP of Leasing.
- Conduct property tours and market with tenants and other stakeholders.
- Participate in the annual budget and reforecast process working with Asset Management and Construction to ensure accurate forecasting.
QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:
- Bachelor’s degree in business, finance, or other related discipline required.
- 3+ years of retail leasing experience required.
- Possess high degree of initiative and independent judgment.
- Strong negotiation, analytical, influencing, and interpersonal skills are essential.
- Provent background in reviewing financial information and communicating results.
- Outstanding organizational skills and attention to detail.
- Ability to prioritize workload and meet deadlines.
- Strong verbal and written communication skills.
- Ability to interpret and understand legal documents.
- Ability to present information concisely and effectively.
- Advanced Microsoft Office skills. CRM platforms like MRI or Salesforce and Excel, preferred.
PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:
- Use of a computer screen for extended periods.
- Occasional lifting up to 30 lbs.
- Extended working hours and travel will be necessary.
- May require the ability to remain in a stationary position.
- Requires touring shopping centers and retail stores.
- Possess a valid driver’s license.
- Possess an active California Real Estate License.
