About the Opportunity
Join our dynamic team as we launch a brand-new, state-of-the-art 200-unit apartment complex serving communities in Madera and Fresno, CA. We're seeking an experienced Senior Property Manager to lead operations, ensure resident satisfaction, and drive financial success. This role is ideal for a seasoned professional with a proven track record in multifamily property management, ready to oversee a high-quality residential community from the ground up.
Key Responsibilities
As Senior Property Manager, you will be responsible for the overall management and performance of the property. Standard duties include, but are not limited to:
- Overseeing daily operations of the apartment complex, including staff supervision, resident relations, and vendor management.
- Managing the leasing process, including marketing vacant units, conducting property tours, screening prospective tenants, preparing lease agreements, and handling renewals to achieve optimal occupancy rates.
- Collecting rent, processing payments, and managing accounts receivable, while enforcing late fee policies and initiating collections as needed.
- Coordinating maintenance and repairs, including scheduling routine inspections, responding to resident work orders, and ensuring the property meets safety and aesthetic standards.
- Preparing and managing the annual operating budget, monitoring expenses, and generating financial reports for ownership and stakeholders.
- Ensuring compliance with all federal, state, and local laws, including fair housing regulations, health and safety codes, and environmental standards.
- Handling resident complaints, disputes, and evictions in a professional and timely manner, while fostering a positive community environment.
- Implementing marketing strategies to attract new residents, such as online listings, social media campaigns, and community outreach.
- Supervising on-site staff, including hiring, training, performance evaluations, and scheduling to maintain high operational efficiency.
- Conducting regular property inspections to identify and address potential issues, ensuring the complex remains in top condition.
- Managing capital improvement projects and vendor contracts to enhance property value and resident experience.
- Preparing detailed reports on occupancy, financial performance, and operational metrics for senior leadership.
Requirements and Qualifications
- Experience: Minimum of 10 years of verifiable experience as a property manager in multifamily residential properties, with a focus on complexes of 100+ units. Experience managing new property launches or lease-ups is highly preferred.
- Education: Bachelor's degree in Business Administration, Real Estate, or a related field preferred; equivalent experience considered.
- Certifications: Certified Property Manager (CPM) or similar credentials (e.g., ARM from IREM) strongly desired.
- Skills: Strong leadership and communication abilities; proficiency in property management software (e.g., Yardi, AppFolio); excellent organizational and problem-solving skills; knowledge of California-specific rental laws.
-Other: Must pass a background check and have a valid driver's license. Bilingual (English/Spanish) is a plus.
