About Carolina Vacays
Carolina Vacays is a locally owned and operated short-term vacation rental management company serving Wilmington and the surrounding area. We manage vacation homes for property owners while providing our guests with clean, comfortable, well-maintained places to stay.
We are looking for a dependable, hands-on Full-Time Maintenance Technician to help us keep our properties in excellent condition and respond quickly when maintenance issues arise.
This is a great position for someone who enjoys variety, can troubleshoot problems independently, takes pride in their work, and understands that in the vacation rental business, sometimes a small maintenance issue needs to be solved quickly to keep a guest's stay on track.
Position Overview
The Maintenance Technician is responsible for completing general repairs, preventative maintenance, property inspections, troubleshooting, and responding to maintenance needs across our portfolio of short-term rental properties.
This position reports directly to Co-Owner of Carolina Vacays.
Our ideal candidate is a well-rounded maintenance or handyperson professional who can handle many common household repairs independently and knows when a problem requires a licensed or specialized contractor.
Regular Schedule
Monday through Friday, 9:00 AM–6:00 PM
Because we manage short-term vacation rentals, occasional after-hours and weekend emergencies are part of the position.
Initially, the Maintenance Technician should expect to be:
- On-call approximately one week per month
- On-call approximately one weekend per month
On-call responsibilities and scheduling will be communicated in advance whenever possible.
Responsibilities
- Perform general maintenance and repairs at short-term (and a few long-term) rental properties.
- Troubleshoot maintenance issues and determine the appropriate solution.
- Complete minor plumbing repairs such as toilets, faucets, drains, garbage disposals, and leaks.
- Handle basic electrical troubleshooting and minor repairs within the scope of the position.
- Perform drywall patching, touch-up painting, caulking, and minor carpentry.
- Repair or adjust doors, locks, cabinets, furniture, blinds, and other household items.
- Troubleshoot appliances and determine whether an item can be repaired or requires a specialized vendor or replacement.
- Replace light bulbs, batteries, HVAC filters, smoke detector batteries, and other routine property items.
- Assemble and install furniture, shelving, televisions, fixtures, and other household items as needed.
- Perform preventative maintenance and routine property inspections.
- Identify developing maintenance problems before they become larger or more expensive repairs.
- Respond promptly to maintenance issues affecting guests.
- Communicate professionally and courteously with guests when entering an occupied property.
- Provide your Supervisor and the Carolina Vacays team with clear updates regarding repairs, property conditions, and recommended next steps.
- Take before-and-after photos and document completed work when appropriate.
- Purchase or pick up maintenance supplies and parts as needed.
- Coordinate with outside vendors when a repair requires a licensed or specialized professional.
- Help prepare properties for incoming guests when an unexpected maintenance issue arises.
- Maintain an organized inventory of commonly used maintenance supplies, tools, and replacement items.
- Assist with other property-related projects as needed.
What We're Looking For
- Previous experience in general maintenance, property maintenance, handyperson work, construction, apartment maintenance, hotel maintenance, or a similar field.
- Strong general knowledge of household repairs and maintenance.
- Ability to troubleshoot problems rather than simply identify them.
- Comfortable working independently and managing a daily list of assignments.
- Dependable and punctual.
- Good judgment and the ability to prioritize urgent versus non-urgent repairs.
- Professional appearance and demeanor when interacting with guests and property owners.
- Comfortable using a smartphone for work orders, photographs, texts, and communication with the Carolina Vacays team.
- Ability to work efficiently without sacrificing quality.
- Willingness to participate in the scheduled on-call rotation.
- Valid driver's license and reliable transportation.
- Ability to safely lift and carry approximately 50 pounds and perform the physical duties associated with property maintenance.
- Shall carry and be responsible for maintaining their own basic maintenance (i.e. to include but not limited to hand tools, drill and bits, etc.)
What Success Looks Like in This Position
Our Maintenance Technician is often the person who turns an unexpected problem into a non-event for our guests.
We are looking for someone who sees a loose cabinet door and fixes it rather than waiting for someone to complain or point it out; who can arrive at a property, assess a problem, and make a good decision without needing constant direction; and who understands that reliability, communication, and follow-through are just as important as repair skills.
You don't need to know how to fix everything. We do expect you to know your abilities, troubleshoot intelligently, communicate clearly, and recognize when we need to bring in a licensed plumber, electrician, HVAC technician, or other specialist.
