Job Summary

Certified Apartment Staffing is seeking an experienced Maintenance Supervisor for a multifamily apartment community in the Houston, TX area. The ideal candidate will have strong hands-on maintenance skills, leadership experience, and the ability to communicate effectively in both English and Spanish.

The Maintenance Supervisor will oversee daily maintenance operations, lead the maintenance team, ensure apartments are ready for move-in, and maintain the overall condition and safety of the community. We are looking for a dependable, organized professional who can troubleshoot problems, manage work orders, and deliver excellent customer service to residents and management.

Responsibilities

• Supervise, train, and support maintenance technicians and other maintenance team members.
• Oversee daily maintenance operations, including work orders, service requests, and preventative maintenance.
• Perform and oversee apartment make-readies, ensuring units are completed accurately and on schedule.
• Troubleshoot and repair plumbing, electrical, HVAC, appliance, and general maintenance issues.
• Ensure vacant apartments are inspected and ready for upcoming move-ins.
• Manage and prioritize work orders to ensure timely completion and resident satisfaction.
• Conduct routine inspections of apartments, common areas, amenities, and building systems.
• Assist with maintaining swimming pools and ensuring compliance with applicable safety standards.
• Monitor maintenance supplies, tools, and inventory; communicate supply needs to management.
• Coordinate with property management regarding maintenance concerns, projects, and property needs.
• Respond to emergency maintenance requests and participate in on-call rotations as needed.
• Ensure all work is completed safely and in accordance with company policies and applicable regulations.
• Communicate professionally with residents, vendors, property management, and team members in both English and Spanish.

Qualifications

• Previous experience as a Maintenance Supervisor, Lead Maintenance Technician, or similar role in multifamily apartment maintenance.
• Bilingual in English and Spanish is required.
• EPA certification is required.
• Certified Pool Operator (CPO) certification is preferred.
• Strong knowledge of HVAC, plumbing, electrical, appliances, and general apartment repairs.
• Experience overseeing maintenance teams and coordinating daily service requests.
• Proven ability to manage apartment make-readies and meet deadlines.
• Strong troubleshooting, organizational, and leadership skills.
• Ability to work independently while maintaining communication with property management.
• Reliable transportation and the ability to respond to maintenance emergencies as needed.
