The Maintenance Technician plays a critical role in ensuring the safety, functionality, and overall appearance of our apartment community. This position is responsible for completing service requests, preparing apartment homes for new residents, performing preventative maintenance, and assisting with community improvement projects. The Maintenance Technician delivers exceptional customer service by responding promptly to resident maintenance needs while maintaining the property's mechanical systems, common areas, and equipment. Through quality workmanship, attention to detail, and a commitment to excellence, this role contributes directly to resident satisfaction, property value, and the overall success of the community.
Minimum Qualifications
- High school diploma or equivalent.
- Previous experience in apartment maintenance, facilities maintenance, construction, or a related skilled trade preferred.
- Basic knowledge of plumbing, electrical, HVAC, carpentry, drywall repair, and appliance maintenance.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Strong customer service and communication skills.
- Ability to prioritize tasks and work independently.
- Must have a valid driver's license and reliable transportation.
- Ability to participate in an on-call rotation for emergency maintenance requests.

Responsibilities
- Complete routine and emergency maintenance service requests in a timely and professional manner.
- Prepare apartment homes for new residents by completing turnover work according to company standards and schedules.
- Perform general maintenance including plumbing, electrical, HVAC, carpentry, painting, drywall repair, appliance repair, and locksmith duties.
- Maintain the cleanliness and appearance of common areas, grounds, amenities, and building exteriors.
- Participate in preventative maintenance programs to extend the life of building systems and equipment.
- Respond to after-hours emergency maintenance calls as part of the on-call rotation.
- Maintain appropriate inventory levels of maintenance supplies and notify supervisors of shortages.
- Safely operate and maintain company vehicles, tools, and equipment.
- Complete work orders accurately, documenting labor, materials used, and completion dates.
- Identify and report maintenance concerns, safety hazards, or property improvements to the Service Supervisor.
- Assist with community inspections and prepare units for inspections as needed.
- Support seasonal maintenance projects including snow removal, storm preparation, and landscaping assistance when required.
- Maintain compliance with OSHA standards, company safety policies, and all applicable regulations.
- Deliver exceptional customer service by communicating professionally with residents and ensuring repairs are completed to their satisfaction.
- Participate in community improvement projects and assist other maintenance team members as needed.
- Perform all other duties as assigned by the Service Supervisor or Property Manager.
