Role Description The Part-Time Commercial Property Manager will oversee the daily operations of assigned a small retail portfolio, ensuring they are well-maintained, compliant, and tenant-focused. This full-time, on-site role is based in Chicago, IL and involves coordinating building services, responding to tenant inquiries, and addressing maintenance needs in a timely manner. The Property Manager will assist with lease administration and negotiations, monitor rent collections and operating expenses, and support budgeting and financial reporting. The role includes collaborating with vendors and contractors, conducting property inspections, and supporting lease-up and repositioning efforts to enhance asset performance. The individual will work closely with ownership and the acquisitions team to align property operations with CapRock’s value-add investment strategy.

Qualifications

  • Demonstrated skills in Property Management, including day-to-day operations, tenant relations, and vendor coordination.
  • \n

  • Experience with Lease Administration and Leases, including documentation, compliance, and record keeping.
  • \n

  • Proficiency in Lease Negotiations, with the ability to support or lead discussions that balance tenant needs and ownership objectives.
  • \n

  • Strong Communication skills, both written and verbal, with the ability to communicate clearly with tenants, vendors, and internal stakeholders.
  • \n

  • Relevant experience in commercial real estate, preferably with multifamily or retail properties.
  • \n

  • Ability to interpret financial reports, manage budgets, and support rent collection processes.
  • \n

  • Comfort using property management software and basic office productivity tools.
  • \n

  • Organized, detail-oriented, and able to manage multiple priorities on-site in a fast-paced environment.
  • \n

  • Associate or bachelor’s degree in business, real estate, or a related field is preferred; equivalent experience will be considered.
