We are seeking a versatile and proactive Residential Maintenance Technician to oversee the upkeep, repair, and preservation of our residential properties. In this role, you will be the go-to person for troubleshooting daily maintenance requests, performing preventative care, and ensuring our residents have a safe, functional, and comfortable place to live. The ideal candidate has a strong, consistent work ethic with problem-solving skills and a dedication to excellent customer service.


Key Responsibilities

  • Routine & Emergency Repairs: Diagnose and resolve daily maintenance requests from residents, including minor plumbing, electrical, carpentry, and appliance repairs.

  • Turnover & Make-Ready: Prepare vacant units for new tenants, including painting, drywall patching, changing locks, repairing fixtures, and ensuring the unit meets move-in standards.

  • HVAC & Systems Maintenance: Perform basic troubleshooting and preventative maintenance on heating, ventilation, and air conditioning systems.

  • Preventative Maintenance: Conduct regular property inspections to identify and address safety hazards, structural issues, or mechanical wear-and-tear before they become costly problems.

  • Grounds & Curb Appeal: Maintain clean, safe, and visually appealing common areas, walkways, and property grounds (including seasonal duties like snow removal or minor landscaping adjustments).

  • Vendor Coordination: Assist in supervising external contractors for major structural, electrical, or specialized plumbing overhauls when necessary.

  • On-Call Rotation: Participate in an after-hours emergency on-call rotation to handle urgent maintenance issues.

Requirements & Qualifications

  • Experience: 2+ years of experience in residential property maintenance, multi-family housing, or a related construction/handyman trade.

  • Technical Skills: Proficiency in general apartment maintenance skills: drywall repair, basic carpentry, clearing drains, fixing hardware, and basic electrical troubleshooting like replacing outlets/switches.

  • Certifications: Universal certification for HVAC handling is highly preferred (or a willingness to obtain it).

  • Physical Demands: Ability to lift up to 50 lbs, climb ladders, work outdoors in varying weather conditions, and spend the majority of the day standing, walking, or kneeling.

  • Tools: Must possess a basic set of hand and power tools required to perform daily repair tasks.

  • Credentials: Valid driver’s license, reliable transportation, and insurance. Must be able to pass a standard background check.
