Property Management - Assistant Maintenance Coordinator

Responsibilities:

• Assist with triage and assignment of incoming maintenance requests
• Ensure work orders are progressing through their cycle in a timely manner, and are properly documented and closed as appropriate
• Assist the lead maintenance coordinator with one-time and ongoing projects
• Perform move-in and move-out inspections
• Follow up on vendor estimates
• Follow up on vendor scheduling
• Help source vendors for emergencies
• Assist with the purchase of supplies and materials
• Answer phones
• Assist the Portland Homes team with whatever is needed at any given time

Requirements:

• 1+ year of experience in property management, facilities coordination, or a related field preferred
• Strong understanding of home maintenance and knowledge of which vendors are appropriate for different types of repairs (e.g., plumbing, HVAC, electrical, landscaping, maintenance and general contracting)
• Experience coordinating vendors and managing multiple projects simultaneously
• Experience with move-in, move-out, and annual inspections
• Strong organizational and time-management skills
• Strong written and verbal communication abilities
• Ability to problem-solve and make sound decisions regarding repair scope and vendor selection
• Comfortable using property management software (e.g, Rentvine, Appfolio)
• Strong computer skills. Comfortable with spreadsheets
• Valid driver’s license and reliable transportation
• Able to navigate stairs, lift items weighing up to 50lbs, and stand on a step ladder
