Residents enjoy a private 15,000-square-foot clubhouse complete with a fitness center, ballroom, library, card and craft rooms, billiards, swimming pools, hot tub, tennis, pickleball, bocce courts, and beautifully maintained common areas.

We are seeking a Senior Maintenance Technician who takes pride in maintaining a safe, attractive, and welcoming community. This hands-on position is responsible for the operation, inspection, maintenance, and repair of community buildings, amenities, and common areas while ensuring the highest standards of service for our residents.

Position Summary:

Primarily responsible for the optimal performance and maintenance of building systems within an HOA community to include
but not limited to all mechanical, fire and life safety, security, pool/hot tub, common area elements and grounds. Also responsible
for ensuring Architectural Guidelines are upheld within the community by thorough knowledge of CC&Rs and Design Guidelines.

Position Responsibilities:

  • Partners with the Community Manager to maintain buildings, building systems, common areas, and other physical assets
    on the property.
  • Responsible for overseeing compliance with City, State, Federal, and OSHA code and permit requirements.
  • Perform duties related to plumbing, electrical, HVAC, painting, drywall, pressure washing, welding, and any other maintenance needs related to the designated property.
  • Regular maintenance of association amenities including but not limited to pools, hot tub, water features, pickleball, tennis
    and bocce courts.
  • Proactive in identifying maintenance needs, repairs, and bid process to ensure work is completed in a timely manner.
  • Interacts with onsite staff, owners, residents, and vendors in a professional and courteous manner.
  • Follows up with all homeowners/residents regarding service issues and advises management team of interaction
    outcomes.
  • Properly operates, maintains, and stores all maintenance equipment.
  • Weekly setup for events inside and outside, including moving various tables and chairs.
  • Personal vehicle for transportation.
  • Ensures that the Architectural Guidelines are upheld within the community by thorough knowledge of CC&Rs and Design Guidelines.
  • Provides direct support to the Community Manager in order to meet community standards.
  • Performs other related duties as directed.
  • Work schedule may change to meet property requirements.

Knowledge, Skills & Abilities:

  • Consistently meet AAM’s standards of service and interact with residents and staff in a professional, courteous and
    friendly manner.
  • Working knowledge of plumbing, electrical, HVAC, pool equipment and chemicals, painting, drywall, welding and any
    other maintenance skills necessary to complete work orders.
  • Ability to communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative
    and effective working relationships with those contacted in the course of work assignments.
  • Ability to gather information, analyze, seek input, and make sound decisions.
  • Exceptional customer service and follow-through skills.
  • Familiar with maintenance contracts and working with outside vendors.
  • General knowledge and understanding of budget management.
  • High attention to detail.
  • Time management – the ability to organize and manage multiple priorities.
  • Computer and internet proficiency.
  • Ability to work as part of a team and independently.
  • Dedicated to continuous communication with the Community Manager and onsite staff, through email, texts, and other
    written means.

Physical Demands & Work Environment:

  • Works indoors and outdoors.
  • Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
  • Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
  • Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at
    heights of up to 50 feet.
  • Able to handle various manual and power tools.
  • May work independently or as part of a team.
