The Senior Property Manager is responsible for overseeing all aspects of property operations across multiple sites, including leasing, compliance, financial performance, maintenance, and staff supervision. This role supervises and supports Property Managers while ensuring properties operate efficiently, remain compliant, and meet organizational and financial goals.

Essential Duties and Responsibilities not limited to:

• Oversee and support Property Managers in the day-to-day operations of their assigned properties
• Maintain property operations by ensuring leasing activities are effectively managed, including advertising vacancies, screening applicants, negotiating leases, and timely unit turnover
• Interact professionally with tenants and guide Property Managers in addressing concerns with timely responses and follow-ups
• Proactively identify and prevent violations; ensure prompt resolution of any issued violations
• Establish and review rental rates based on market conditions, operating costs, and financial objectives
• Hire, train, and supervise union building staff, including Superintendents, Handymen, and Porters, ensuring performance meets company standards
• Oversee tenant relations, lease enforcement, and occupancy compliance across all assigned properties
• Manage and review financial performance, including rent collection, budgeting, forecasting, expense tracking, and variance analysis
• Prepare, review, and analyze operational and financial reports using Excel and other property management systems
• Oversee maintenance operations, including work orders, inspections, capital improvements, and vendor management
• Ensure building systems are properly maintained through contracted services and routine inspections
• Maintain property safety and security by implementing procedures, managing security services, and responding to emergencies
• Enforce occupancy policies and ensure consistent application across all properties
• Inspect properties and vacant units, ensuring proper upkeep and coordination of repairs and renovations
• Identify opportunities to improve operations, streamline processes, and increase efficiency

Qualifications, Education and Experience

• Minimum of 10+ years of property management experience
• Strong proficiency in Microsoft Excel and overall strong technical/technology skills (property management systems, reporting tools, etc.)
• Experience supervising Property Managers and managing multiple properties
• Experience managing union staff and knowledge of union agreements
• HUD, NYCHA, REAC, BJM knowledgeable
• Strong financial management and budgeting experience
• Excellent leadership, organizational, and problem-solving skills
• Strong communication and tenant relations skills
