Our multi-year client is in need of a Maintenance Team Lead sharing the responsibility for the overall operation, maintenance, reliability, and performance of building systems with the Maintenance Manager. This is a commercial tower/20+ story building in Baltimore. The primary focus will be oversight of Mechanical, Electrical, and Carpentry work.

This position oversees preventive maintenance programs, regulatory compliance, and emergency response activities to ensure the safe, efficient, and uninterrupted operation of facilities.

Essential Duties and Responsibilities Mechanical Systems
\n
\n
Manage maintenance, and repair of HVAC systems including:
\n
- \n
- Chillers
- Cooling towers
- Air handling units (AHUs)
- Variable air volume (VAV) systems
- Pumps
- Building automation systems (BAS/BMS)
- Complete and log preventive maintenance programs
- Troubleshoot complex HVAC and mechanical system failures
- Review mechanical drawings
- Help coordinate major equipment replacements and system upgrades

Electrical Systems

- Medium and low voltage electrical distribution systems
- Emergency generators
- Automatic transfer switches (ATS)
- Lighting and lighting control systems
- Help lead response efforts during power outages and emergency events

Fire Life Safety Systems
\n

- Fire alarm/Sprinkle systems
- Emergency lighting
- Smoke control systems
- Help coordinate regulatory inspections and corrective actions.

Building Automation & Controls
\n

- Help Manage Building Automation Systems (BAS/BMS)
- Help coordinate controls upgrades, programming modifications, and system integrations
- Properly maintain comprehensive preventive, predictive, and corrective maintenance programs and documentation for compliance
- Utilize CMMS software to track work orders, maintenance history, equipment performance, and asset lifecycle management
- Keep and maintain accurate asset inventories, supplies and equipment documentation

Requirements
\n
- \n
- A minimum or 5 years of experience in building operations experience
- Trade School Trained is preferred
- Must take on-call shift rotation for after-hours and weekends emergencies (shared with others) quarterly
- Appropriate license/permit for trade is preferred, i.e. Journeyman or Electrician License or City Licenses, such as Refrigeration Certificate, High Pressure Boiler License, High Pressure Steam Operator, etc.
