Job Title: Maintenance Manager
Company: Prosper Capital (Property Management Division: Prosper Communities)
Location: Cincinnati (Scattered Site Portfolio)
Employment Type: Full-Time
Compensation: $50,000 – $70,000 annually (Based on Experience)
Position Summary
The Maintenance Manager is responsible for overseeing all aspects of property maintenance operations across multiple apartment communities within the Prosper Communities portfolio. This role ensures properties are safe, well-maintained, and operating efficiently while delivering exceptional service to residents.
The Maintenance Manager leads and develops the maintenance team, manages vendor relationships, oversees preventive maintenance programs, ensures compliance with safety standards, and works closely with Property Managers to maintain property performance and resident satisfaction.
Key Objectives & Performance Metrics
The Maintenance Manager is expected to consistently meet or exceed the following:
- Ensure all service requests are addressed within 48 hours
- Complete at least 85% of service requests within 24 hours
- Maintain a resident satisfaction score of 4.5/5 or higher for maintenance-related services
- Achieve 5% or fewer callbacks on completed work orders
- Maintain 100% compliance with preventive maintenance schedules
- Conduct monthly inspections of all assigned properties
- Resolve identified inspection deficiencies within 7 days
- Maintain all assigned properties at a 9/10 rating or higher on common area inspections
- Ensure compliance with all safety and operational standards, resulting in zero preventable incidents or violations
- Develop and continuously improve maintenance team performance through coaching and training
Primary Responsibilities
Property Maintenance Operations
- Oversee day-to-day maintenance operations across assigned properties
- Ensure timely completion of service requests, repairs, and preventive maintenance tasks
- Coordinate and oversee apartment turns, move-in inspections, and move-out inspections
- Maintain property appearance, functionality, and curb appeal
- Ensure all maintenance work meets company quality standards
Team Leadership & Development
- Manage, schedule, and supervise maintenance technicians and service team members
- Conduct regular coaching, performance reviews, and feedback sessions
- Lead ongoing training and continuous education programs
- Ensure all service team members meet Prosper Communities service standards
- Promote a culture of accountability, safety, and exceptional customer service
Vendor & Contractor Management
- Establish and maintain relationships with vendors and contractors
- Coordinate contracted services and monitor vendor performance
- Obtain bids and ensure maintenance projects are completed efficiently and cost-effectively
- Verify all vendor work meets quality and compliance standards
Safety & Compliance
- Conduct routine property and safety inspections
- Ensure compliance with OSHA standards and all applicable local, state, and federal regulations
- Identify and address safety concerns proactively
- Maintain proper maintenance records and documentation
- Promote a safe working environment for residents and team members
Inventory & Asset Management
- Manage inventory of maintenance supplies, equipment, and tools
- Monitor purchasing and control maintenance-related expenses
- Ensure equipment is properly maintained and operational
- Implement systems to improve efficiency and reduce waste
Financial Management
- Partner with Property Managers to develop maintenance budgets
- Monitor maintenance expenditures and identify cost-saving opportunities
- Assist with capital improvement planning and project execution
- Ensure maintenance operations are completed within budget expectations
Qualifications
- Minimum of 2 years of maintenance leadership experience, preferably in multifamily housing
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance
- Experience managing maintenance teams and vendor relationships
- Strong organizational, communication, and leadership skills
- Ability to prioritize multiple projects and deadlines
- Working knowledge of maintenance management systems and work order software
- Strong commitment to safety, quality, and resident satisfaction

Requirements
License / Certification:
- Valid Driver's License (Required)
- HVAC Certification (Preferred)
- EPA Certification (Preferred)
Ability to Commute:
- Cincinnati, OH (Required)
Relocation:
- Must be able to relocate prior to start date if not local
