General Summary:

Under the direction of the Executive Director, plans, schedules, and conducts the work of necessary, regular, and emergency maintenance and some custodial responsibilities. Monitors department financial budget, assists with the building preventative maintenance contracts, and ensures that all building equipment and mechanical systems are maintained in proper and safe working order. Completes snow removal on sidewalks at Rivers Enrichment Center and Residence. Oversees and monitors the work of outside contractors. Shares on-call duties with the Custodian/Grounds Worker for after-hours emergencies. Fills in for Custodian/Grounds Worker as needed.

Essential Functions:

1. Plans, develops and implements new methods and procedures to improve maintenance operations.

1. Responsible for contributing to the development of long-range maintenance and improvement plans to include both enrichment centers.

1. Determines the need for outside contractors, prepares bid specifications, and reviews bids with the Executive Director. Once a contractor is selected, will serve as the liaison with contractors and reviews work of contractors for conformity to standards. Will keep the Executive Director informed of any concerns/problems and completion of work.

1. Ensures that all building equipment and mechanical systems are maintained in proper and safe working order. Performs repairs on lawn and garden equipment.

1. Performs ongoing preventive maintenance and minor repair on heating, air conditioning, ventilation, plumbing, and other building structures and fixtures.

1. Completes snow removal from sidewalks at the Rivers Enrichment Center. Fills in for the Custodian/Grounds keeper as needed with mowing, planting, trimming, fertilizing, spraying and minor repairs on equipment.

1. Maintains regular communication with departments, administrators, and support staff to obtain and relay information and ensures that maintenance problems are resolved efficiently.

1. Maintains inventory of maintenance and janitorial supplies and orders and stocks as necessary and according to the budget. Interviews vendors and orders parts, maintenance, and custodial supplies.

1. Maintains a variety of records, reports and files including equipment and appliance warranties and repair records.

1. Performs janitorial duties in residential areas such as, but not limited to: restoration cleaning of apartments, carpet stain extraction, mopping and waxing floors, window cleaning, and dusting of fire suppression system and other large areas.

1. Performs restoration of apartments when tenants move out. Responsibilities include, but not limited to: patching and painting walls, doors, trim and frames, carpet cleaning, when necessary carpet and linoleum squares replacement, patch or replace trim and cabinets, minor appliance repair, minor plumbing repair, and window treatment and screen repair or replacement as needed.

1. Performs other duties as required.
