Orbach Affordable Management is hiring a Community Property Manager for OAHS Harbor Cove TC LLC, located in Gainesville, FL. Harbor Cove is a family-oriented community with 208-units, blending Section 8 HUD and LIHTC housing.

The ideal candidate will have strong leadership skills, extensive knowledge of affordable housing compliance, and a proven ability to manage occupancy, collections, resident relations, maintenance operations, and financial performance.

\n

This position requires a hands-on leader who can effectively manage a team, maintain regulatory compliance, and ensure the property operates efficiently while providing exceptional customer service.

What You'll Do:

\n

\n
• Manage daily property operations and supervise onsite staff.

\n

• Ensure compliance with LIHTC, HUD, PBV, BOND, SAIL, and Fair Housing requirements.

\n

• Oversee leasing, applications, move-ins, recertifications, and occupancy.

\n

• Monitor rent collection, delinquencies, budgets, and expenses.

\n

• Handle resident concerns and maintain positive resident relationships.

\n

• Oversee maintenance, vendors, inspections, and apartment turnovers.

\n

• Maintain accurate resident files and property records.

\n

• Prepare required reports and ensure company deadlines are met.

\n

Required:

\n

\n
• Minimum 2 years of property management experience, preferably in affordable or multifamily housing.

\n

• Working knowledge of LIHTC and affordable housing compliance requirements.

\n

• Experience supervising and developing property management teams.

\n

• Strong understanding of leasing, collections, budgeting, and property operations.

\n

• Proficiency in property management software and Microsoft Office.

\n

• Excellent organizational, communication, problem-solving, and time-management skills.

\n

• Ability to manage multiple priorities, meet deadlines, and work independently.

\n

• Strong commitment to Fair Housing compliance and professional resident service.

\n

• Schedule: Full-Time Monday – Friday | 8:30 AM – 5:30 PM

\n

Some Saturdays required 10:00am-5:00pm

\n

\n

Preferred:

\n

\n
• Experience with LIHTC, BOND, SAIL, PBV, and Housing Choice Voucher programs.

\n

• Experience with RealPage OneSite Affordable.

\n

• Affordable housing certifications such as HCCP, SHCM, or equivalent.

\n

• Experience coordinating housing authority inspections and regulatory audits.

\n

• Experience managing large multifamily communities.

\n
