Position Summary

The Maintenance Director is responsible for planning, directing, and overseeing all maintenance operations to ensure the facility, grounds, and equipment remain safe, functional, and compliant with all applicable federal, state, and local regulations. This leadership role supervises maintenance staff, manages departmental budgets, coordinates preventive maintenance programs, and ensures a safe environment for residents, visitors, and employees.

Key Responsibilities

• Direct and supervise the overall maintenance operations of the facility.

• Perform and oversee repairs and preventive maintenance on building systems, equipment, and grounds.

• Maintain compliance with all federal, state, and local building, life safety, and regulatory requirements.

• Conduct routine inspections of the facility and grounds to identify maintenance needs and safety concerns.

• Coordinate repairs involving electrical, plumbing, HVAC, carpentry, painting, and other building systems.

• Test emergency generators in accordance with state and federal regulations.

• Maintain preventive maintenance schedules and accurate maintenance records.

• Assign work orders, establish priorities, and oversee completion of maintenance tasks.

• Manage departmental budgets, inventory, and purchasing of supplies and equipment.

• Coordinate outside contractors for repairs, maintenance, and construction projects.

• Recruit, train, supervise, and evaluate maintenance department personnel.

• Maintain the appearance and safety of the facility grounds, including landscaping and seasonal upkeep.

• Coordinate fire safety programs, emergency preparedness activities, and fire drills.

• Participate in department leadership meetings and facility committees.

• Remain available for facility emergencies as needed.

Qualifications

• High school diploma or GED required; equivalent related experience considered.

• Minimum of three (3) years of maintenance experience in building or facility operations.

• One (1) to two (2) years of supervisory or management experience required.

• Working knowledge of facility maintenance, preventive maintenance, and physical plant operations.

• Ability to safely operate maintenance and landscaping equipment, including lawn mowers, weed eaters, blowers, edgers, pressure washers, chainsaws, and similar tools.

• Strong communication, organizational, and problem-solving skills.

• Ability to prioritize multiple responsibilities while maintaining a high level of quality and professionalism.

• Commitment to excellent customer service and working collaboratively within a team environment.

• Ability to maintain confidentiality and exercise sound judgment in all situations.
