Job DescriptionGHS Development LLC is seeking a dependable, hardworking, and motivated Maintenance Technician. This position is responsible for performing general maintenance, repairs, preventative maintenance, and property upkeep across our residential and commercial properties. Take a lead role in seasonal grounds maintenance, including lawn care, weed control, landscaping, and overall exterior property appearance during the spring, summer, and fall months, while assisting with snow and ice removal and other seasonal maintenance needs during the winter.
Responsibilities

  • Complete maintenance work orders for residential and commercial properties in a timely and professional manner.
  • Troubleshoot and perform general repairs involving plumbing, electrical, carpentry, drywall, painting, appliances, doors, locks, fixtures, and other building components.
  • Lead seasonal grounds maintenance efforts during the spring, summer, and fall months, including lawn mowing, trimming, edging, weed control, and general landscape upkeep. Take primary responsibility for maintaining lawns, landscaped areas, flower beds, and exterior grounds to ensure all properties remain neat, attractive, and well-maintained. Monitor grounds regularly, identify areas requiring attention, and coordinate or perform necessary maintenance. Assist with seasonal duties during winter months, including snow and ice removal, shoveling, and salting as needed.
  • Diagnose maintenance problems and determine whether repairs can be completed in-house or require a specialized or licensed contractor.
  • Perform preventative maintenance and routine property inspections.
  • Assist with apartment and rental unit turnovers, including repairs, touch-up work, fixture replacement, and preparation of units for new residents.
  • Respond to resident and tenant maintenance concerns professionally and courteously.
  • Pick up and transport tools, equipment, supplies, and materials between properties.
  • Coordinate with other maintenance staff, management, vendors, and contractors when necessary.
  • Maintain company tools, equipment, vehicles, and work areas in clean and orderly conditions.
  • Document completed work, including time spent, description of repairs, and photos when required.
  • Travel between multiple company-owned properties during the workday.
  • Assist with other property maintenance duties as assigned.

Qualifications

  • 2+ years of experience in ground and property maintenance, building maintenance, construction, or related field preferred but not required.
  • Experience operating and maintaining lawn mowers, weed trimmers, leaf blowers, and other landscaping equipment.
  • General working knowledge of plumbing, electrical, carpentry, drywall, painting, appliance repair, and other common property repairs.
  • Ability to troubleshoot problems and independently determine appropriate repair solutions.
  • Ability to recognize when a repair requires a licensed or specialized contractor.
  • Strong attention to detail and pride in quality workmanship.
  • Dependable, organized, and able to manage multiple work orders and changing priorities.
  • Ability to work independently with limited supervision while also working effectively as part of a team.
  • Professional and respectful communication skills when interacting with residents, commercial tenants, vendors, and coworkers.
  • Comfortable using a smartphone or tablet for work orders, photos, email, and other job-related documentation.
  • Valid driver's license with a clean driving record and ability to meet company insurance requirements.
  • Hours are 8:00 AM - 4:30 PM Monday-Friday

Physical Requirements This is an active, hands-on position. The employee must be able to:

  • Regularly lift and carry 50 pounds or more.
  • Bend, kneel, crouch, reach, climb stairs, and work overhead.
  • Safely use ladders and common maintenance tools and equipment.
  • Perform physical work for extended periods.
