What You'll Do:

  • Lead and supervise Property Managers, Assistant Property Managers, leasing teams, and maintenance personnel across assigned properties.
  • Conduct weekly operations meetings, site walk-throughs, and performance check-ins.
  • Delegate tasks aligned with priorities and KPIs.
  • Partner with HR on hiring, onboarding, training, and corrective action.
  • Lead training, coaching, development, and retention of teams, including performance reviews.
  • Oversee vendor performance, contracts, and service quality.
  • Monitor staff morale and foster a positive, professional culture.
  • Translate organizational mission and priorities into actionable quarterly and annual plans.
  • Collaborate cross-departmentally to ensure daily, weekly, and monthly reporting is accurate and on time.
  • Lead operational meetings to review performance metrics, set expectations, and assign accountability.
  • Communicate priorities, initiatives, and organizational changes to teams clearly and consistently.
  • Identify and address operational gaps and performance issues across properties.
  • Oversee delinquency targets; ensure timely payments, agency deposits, and collection follow-through.
  • Monitor monthly budgets, spending approvals, invoice processing, and credit card reconciliation.
  • Prepare accurate and timely monthly financial reporting and quarterly forecasts.
  • Perform physical property walks to ensure safety, cleanliness, and operational standards.
  • Oversee maintenance operations to meet inspection standards and asset-preservation goals; ensure work orders are assigned, tracked, and closed within defined timelines.
  • Conduct random quality checks for maintenance, make-ready, leasing, and all other VPG SOPs and processes.
  • Direct marketing initiatives and ensure brand alignment with company standards.
  • Review market surveys conducted by onsite teams and adjust pricing and renewal strategies based on competition and demand.
  • Ensure accurate execution of move-in and move-out processes.
  • Ensure compliance with LIHTC and affordable housing regulations.
  • Monitor agency inspection outcomes, abatements, and corrective actions.
  • Monitor compliance of follow-up responses during inspections and certification periods.
  • Oversee timely resolution of resident concerns and service requests.
  • Track customer satisfaction indicators and adjust operational strategies accordingly.
  • Provide cross-property support for distressed properties and vacant seats.
  • Partner with the Director of Property Management by proactively escalating matters that exceed delegated authority, involve legal or financial risk, or require executive-level guidance or approval.
  • Perform other duties and special projects as assigned.

Requirements:

  • Strong leadership, coaching, and performance-management skills.
  • Advanced understanding of rent operations, financial reporting, and budgeting.
  • Knowledge of affordable housing compliance, including LIHTC.
  • Strong interpersonal communication, negotiation, and problem-solving skills.
  • Ability to manage productivity and performance across multiple sites.
  • Proficiency in property management systems and reporting platforms.
  • Ability to develop and execute operational strategies.

Preferred Experience:

  • Bachelor's degree preferred; equivalent experience considered.
  • 5+ years of property management experience, preferably managing multiple sites.
  • Experience supervising property-level personnel.
  • LIHTC experience required; ability to obtain certification required.
  • Experience in budgeting, forecasting, and financial decision-making.

Physical Requirements:

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  • Ability to sit, stand, walk, and perform onsite inspections.
  • Ability to travel regularly between properties using a personal vehicle.
  • Must be able to walk units, grounds, stairwells, rooftops, and common areas. Reasonable accommodation may be made to enable individuals with disabilities to perform these functions.
  • Willingness to work extended hours during emergencies, inspections, or major operational priorities.
  • 80% of working hours are expected to be in the field between property inspections, quality checks, on-site team observations, PM coaching, and resident retention efforts.
