About the Role

BCNi is a nonprofit affordable housing organization based in Schenectady, NY with a growing scattered-site rental portfolio — currently 48 units under management, on a clear path to nearly 100 by year’s end. We’re hiring a Residential Leasing Manager to own the tenant-facing side of our operation: leasing, occupancy, rent collection, recertifications, regulatory compliance, and funder reporting across a multi-program portfolio that includes HOME, HOME-ARP, LIHTC, ESSHI, HCR’s SRDI, and Section 8.


This role works as a peer to our Property Operations Manager and reports directly to the CEO. The programs are live, the lease-up calendar is active — an 11-unit HOME-ARP development comes online this fall— and a 40-unit LIHTC acquisition is in progress. What You’ll Do

  • Lead all tenant facing operations, including but not limited to; Direct unit listing and marketing activities; conduct unit showings; guide prospective tenants from first contact through income qualification, screening, and lease signing; lease renewal and all other aspects of leasing and tenant management
  • Lead leasing and compliance for the 11-unit HOME-ARP development coming online this fall
  • Manage and update Tenant Selection Plans for all properties
  • Oversee rent collection, HAP contract administration, Section 8/DSS subsidy reconciliation, and delinquency management
  • Manage annual and interim recertification cycles: trackers, resident contact (90–120 days out), documentation, and timely completion
  • Ensure full compliance with HOME, HOME-ARP, LIHTC, ESSHI, HCR’s SRDI, Section 8, or other programs as applicable, and Fair Housing requirements
  • Maintain tenant files, income certifications, leases, and compliance records to funder standards
  • Serve as primary contact for audits, inspections, and funder compliance reviews
  • Prepare and submit required reports to funders, regulators, organization leadership and the Board
  • Coordinate with the Property Operations Manager on unit turns, HQS inspections, and maintenance requests
  • Build and document leasing and compliance systems in Buildium (RealPage) or comparable property management software
  • Other duties as may be necessary or assigned


What We’re Looking For

  • 3–5+ years of hands-on experience in affordable housing leasing, compliance, or property management
  • COS (Certified Occupancy Specialist) or equivalent affordable housing compliance certification — or actively on a path to certification in this field of work
  • Working knowledge of HOME, HOME-ARP, LIHTC, ESSHI, Fair Housing, and Section 8/HCV programs
  • Experience with Tenant Selection Plan development and management
  • NYS Real Estate Broker License — or salesperson license with a clear path to broker licensure; strongly preferred but not required
  • Proficiency in Buildium or comparable property management software
  • Strong organizational skills; ability to manage multiple compliance deadlines across programs simultaneously
  • Clear, professional communication with tenants, funders, regulators, and colleagues
  • Genuine commitment to affordable housing and the residents it serves
  • Bilingual English/Spanish a plus

Compensation & Benefits

Salary range $65,000–$75,000, depending on experience, qualifications, and demonstrated expertise. Candidates are encouraged to share their salary expectations as part of the application process.
