JOB SUMMARY
The primary responsibilities of the GROUNDSKEEPER involve the upkeep of the community in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the community in an efficient manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Checks and replaces exterior lighting on a regular basis.
- If certified for pool maintenance, clean and maintain pool as directed.
- Always maintains awareness of proper safety precautions.
- Constantly observes condition of apartment community throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
- Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
- Ensures that storage areas remain locked when not in use
- Physically walks the community on a frequent basis and removes litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times.

- Laundry Room ( if applicable)
- Mail room
- Dumpster enclosures
- Recreational Areas
- Grounds adjacent to the road, in front of the leasing office
- Walkways to and from the leasing office and in-between buildings
- Parking lots and drives
- Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable.
- Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keeps dumpster doors closed on windy days.
- Details community on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary.
- Use blower to keep sidewalks and walking areas clean ofloose grass and brush.
- Repairs and replaces windows, screens, sliding glass doors, etc.
- Perform routine maintenance on community as requested by Site Manager and Maintenance Supervisor.
- Assists with "make-ready" duties when requested by the Site Manager or Maintenance Supervisor
- Distributes client communications to clients; e.g., upcoming events, pest control notices, newsletters
- Performs work area clean-up and safety related duties
- Assists in keeping grounds neat and free oflitter. Rakes, sweeps, shovels as circumstances warrant.
- Perform any additional duties assigned by Maintenance Supervisor and Site Manager.
ADDITIONAL DUTIES AND RESPONSIBILITIES (Non-essential)
- Adhere to the designated dress code as stipulated for the specific role.

Maintains critical relationships with the following: Staff, residents and vendors.
KNOWLEDGE, SKILLS AND ABILITIES:
- Experience in general maintenance to include heating, air conditioning, electrical and plumbing equipment, and carpentry.
- High School diploma or its equivalent.
- Must be able to communicate effectively.
- Must be capable of using extension ladder to access roof, windows, and siding to make repairs as needed.
- Must be able to lift and carry fifty (50) lbs.
- May be required to live on site.
SPECIAL REQUIREMENTS
Must have:
- Current driver’s license issued by state of residence
- Current Vehicle Inspection Decal
- Current Louisiana vehicle insurance
- Current vehicle registration in state of residence
- Satisfactory Motor Vehicle Report
- Must be able to pass a criminal history investigation
PHYSICAL REQUIREMENTS:
Must be able to lift up to 50 pounds. Moderate noise levels. Frequent walking, grasping, carrying, bending, crouching, and reaching in order to perform duties for the position.
