The Facilities Maintenance Technician oversees the maintenance and upkeep of multifamily residential properties in the downtown area, traveling between sites to complete work orders and ensure that apartment homes and common areas are clean, safe, and fully operational. This role requires strong hands-on skills in apartment turns, basic building systems, and grounds care, as well as the flexibility to participate in an on-call rotation and work a Tuesday–Saturday schedule after initial training.

Responsibilities

• Independently complete full apartment turns, including preparing units for new residents by performing repairs, replacements, and cosmetic improvements.
• Perform appliance repair and troubleshooting to quickly diagnose issues and restore equipment to proper working condition.
• Carry out daily grounds responsibilities, including trash pickup, general exterior upkeep, and heavy pressure washing during spring and summer months.
• Maintain cleanliness of all building common areas, including entrances, elevators, hallways, restrooms, stairwells, parking garages, sidewalks, alleys, and storage rooms.
• Maintain general cleanliness and organization of shops, storage spaces, and mechanical rooms.
• Assist with routine maintenance and repair of mechanical, electrical, plumbing, and HVAC systems to support smooth building operations.
• Perform routine maintenance tasks such as changing light fixtures, completing minor plumbing repairs, and addressing basic building issues.
• Use electronic equipment and software to receive, log, update, and close work order requests in a timely and accurate manner.
• Respond to after-hours emergencies as part of a weekly on-call rotating schedule, ensuring prompt attention to urgent maintenance needs.
• Conduct frequent inspections of buildings and grounds to monitor quality, efficiency, and compliance with safety standards.
• Operate a variety of construction and maintenance equipment, such as pressure washers and other tools, to maintain grounds and facility areas.
• Load trucks, move materials, and assist with general logistics to support maintenance and operations activities.
• Coordinate parts, supplies, and equipment from local vendors, manage inventory, and ensure that necessary materials are available for repairs.
• Build strong relationships with building engineers, residents, and vendors by being respectful, fair, accountable, and responsive to their needs.
• Take personal responsibility for the details that elevate service quality, striving to deliver performance that is consistently exceptional rather than simply adequate.
• Transition from a Monday–Friday training schedule to a Tuesday–Saturday working schedule after approximately 1–2 months.
• Participate in an on-call rotation every 5–7 weeks and respond promptly to calls, living within approximately 20 minutes of downtown to support timely on-site assistance.

Essential Skills

• Proven ability to complete full apartment turns independently, from initial assessment through final preparation for occupancy.
• Hands-on appliance repair and troubleshooting experience in a residential or multifamily environment.
• Comfort with daily grounds responsibilities, including heavy pressure washing and exterior maintenance during peak seasons.
• Experience assisting with building operations, including mechanical, electrical, plumbing, and HVAC systems.
• Ability to perform routine maintenance tasks such as changing light fixtures and completing minor plumbing repairs.
• Proficiency using electronic devices and software to manage, update, and close work orders.
• Willingness to work a Tuesday–Saturday schedule following a 1–2 month Monday–Friday training period.
• Willingness to participate in an on-call rotation every 5–7 weeks and respond to after-hours emergencies.
• Residence within approximately 20 minutes of downtown to support timely on-call response.
• Strong customer service mindset with a team-oriented, cooperative attitude.
• Working knowledge of electrical, plumbing, HVAC, and mechanical systems in a building maintenance context.
• Ability to operate construction and maintenance equipment safely and effectively.
• Capacity to lift and move up to 70 pounds as needed and perform physically active work.
• Clear communication skills, including the ability to listen, speak, and collaborate effectively with residents, colleagues, and vendors.

Additional Skills & Qualifications

• Experience in building operations, including maintaining common areas, shops, storage spaces, and mechanical rooms.
• Prior work in multifamily residential properties or similar environments with multiple buildings or units.
• Familiarity with coordinating parts, supplies, and equipment from local vendors and managing inventory.
• Ability to build and maintain positive relationships with building engineers, residents, and service providers.
• Attention to detail and a strong sense of accountability for the quality and completeness of maintenance work.
• Comfort training others on small equipment such as scissor lifts, forklifts, parking lot sweepers, boom lifts, and trailering equipment.
• Adaptability to changing schedules and priorities, including seasonal maintenance demands.
• Commitment to safety practices and adherence to relevant guidelines and procedures.

Work Environment

The role is based in multifamily residential properties in the downtown area and involves traveling between nearby sites to complete work orders and inspections. You work both indoors and outdoors, spending significant time on your feet and walking through buildings, garages, stairwells, and grounds. The position requires frequent use of hands to hold, handle, and operate tools and equipment, as well as regular verbal communication and listening. You occasionally lift and move items weighing up to 70 pounds. You operate and may train others on small equipment such as scissor lifts, forklifts, parking lot sweepers, boom lifts, and trailering equipment. The schedule begins as Monday–Friday for approximately 1–2 months of training and then transitions to Tuesday–Saturday, with participation in an on-call rotation for after-hours emergencies every 5–7 weeks. The environment is active and fast-paced, with an emphasis on safety, cleanliness, and maintaining a professional appearance appropriate for interacting with residents and vendors.

Pay and Benefits

The pay range for this position is $28.00 - $30.00/hr.
