Location: Villagebrook Apartments; Carol Stream, IL
Schedule: Full-Time; non-exempt; Monday–Friday, plus weekends/holidays as needed
Salary: $23.00 - $28.00/hour, commensurate with experience

Qualifications:
Required:
- High School diploma or GED
- Knowledge of affordable housing and tax credit programs, policies, and procedures
- High degree of initiative and independence
- Interpersonal, customer service, organizational, and written/verbal communication skills
- Ability to prepare clear, concise, thorough, meaningful, and grammatically correct written reports, letters, memos, and other written documents
- Capacity to work well and with a high degree of accuracy in a busy environment with frequent interruptions and changing priorities
- Competency in Microsoft Word and Excel
- Valid driver’s license, auto insurance, and reliable vehicle
Preferred:
- Tax Credit Certification (required within 120 days of employment)
- PSH Expertise: Prior experience in Permanent Supportive Housing (PSH) is highly preferred, specifically a demonstrated ability to navigate the unique needs of residents who have experienced homelessness, trauma, or have complex physical and behavioral health needs.

We are currently seeking a Recertification Specialist to join our team at our Villagebrook property in Carol Stream, IL!
The Recertification Specialist is critical to achieving the organization's mission of providing affordable, thoughtful housing and targeted services. This role requires full accountability for a resident caseload, ensuring that all applicant and participant eligibility, income, and rent determinations are completed accurately and in a timely manner. By resolving special cases and maintaining responsiveness to stakeholder inquiries, the Recertification Specialist ensures strict adherence to contractual obligations while demonstrating a commitment to quality and service for residents, staff, and the community.
Key Responsibilities:
Recertification Management
- Complete annual recertifications accurately and within required time frames, following established policies and program requirements.
- Process interim recertifications, unit transfers, and other changes in household circumstances as required.
- Enter and process all required transactions accurately and timely within applicable property management and compliance systems.
- Maintain complete, accurate, and confidential resident files in a secure environment and in accordance with company policies and regulatory requirements.
Resident Relations & Program Education
- Conduct applicant and resident interviews, briefings, and recertification meetings while ensuring all required forms and documentation are complete and accurate.
- Provide clear, professional guidance to residents regarding program requirements, household responsibilities, and ongoing eligibility obligations.
- Apply program guidelines and income requirements to accurately determine resident eligibility and rent.
- Build positive relationships with residents by providing responsive service and communicating program requirements in a clear and respectful manner.
Administrative & Operational Support
- Assist with rent collection, lease enforcement, and other resident account activities as needed.
- Prepare and distribute general resident notices and other required communications.
- Support the Community Manager and/or General Manager with the development and implementation of property goals, objectives, policies, and priorities.
- Maintain accurate records and complete administrative tasks in a timely and organized manner.
- Perform other related duties and responsibilities as assigned.
